Building Maintenance Worker: Part-Time (Non-Exempt)
Rate: $14.00 starting hourly to $16.00 max hourly rate

Position Summary:
Lake Metroparks is seeking a part-time Building Maintenance Worker to perform custodial, routine maintenance, and facility support duties that help maintain safe, clean, and functional park buildings, restrooms, shelters, and related amenities. Under the direction of the Facility Manager, this position supports daily operations, public use areas, programs, rentals, and special events through building upkeep, minor repairs, supply stocking, setup and tear down, and seasonal maintenance tasks. This position requires a flexible part-time schedule of up to 28 hours per week, which may include weekdays, evenings, weekends, and holidays based on operational needs.
POSITION REQUIREMENTS
Education and/or Experience:
- High school diploma or equivalent preferred.
- Previous custodial, facility maintenance, building maintenance, grounds maintenance, or related experience preferred.
- Experience safely using hand tools, small power equipment, custodial equipment, and cleaning products preferred.
- Must possess and maintain a valid driverโs license and remain insurable under the Park Districtโs liability policy.
- Must successfully complete a pre-employment background check.
- Must be able to work a flexible schedule, including weekdays, evenings, weekends, holidays, and varying shifts based on facility, program, rental, and seasonal operational needs.
- Must be able to work independently and cooperatively as part of a team while maintaining professional conduct with coworkers, vendors, and the public.
Required Training: All Park District employees are required to complete and maintain assigned training, which may include safety, fraud, ethics, sexual harassment prevention, equipment operation, and other job-specific training.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Maintains park buildings, restrooms, shelters, storage areas, and related amenities in a safe, clean, orderly, and functional condition.
- Performs routine custodial duties before, during, and after daily visitation, programs, rentals, and special events, including sweeping, mopping, cleaning surfaces, washing windows, emptying trash and recycling, cleaning restrooms, and restocking supplies.
- Completes minor building maintenance and repair tasks such as painting, surface preparation, basic fixture repairs, minor plumbing support, light carpentry, and other routine maintenance assignments within training and skill level.
- Conducts basic facility checks, including visual inspections of electrical, water, plumbing, and HVAC-related concerns, and reports repair or service needs to the Facility Manager.
- Opens, closes, secures, and prepares facilities for public use, programs, rentals, and events as assigned.
- Supports setup and tear down for programs, rentals, meetings, and special events, including moving tables, chairs, equipment, supplies, and other materials.
- Performs seasonal maintenance tasks, which may include snow and ice removal, litter collection, exterior facility checks, and related duties needed to support safe public access.
- Monitors assigned facilities, equipment, and supplies; reports maintenance concerns, safety hazards, vandalism, or needed repairs to the appropriate supervisor.
- Operates Park District vehicles, utility vehicles, hand tools, small power equipment, custodial equipment, and other assigned equipment in accordance with training and safety procedures.
- Maintains tools, equipment, storage areas, and work areas in a clean, organized, and safe condition.
- Assists with receiving, stocking, and inventorying custodial and maintenance supplies as directed.
- Provides courteous and professional assistance to park visitors, program participants, vendors, and coworkers while performing assigned duties.
- Performs other duties as assigned.

- Basic knowledge of painting techniques, surface preparation, touch-up work, and safe handling of paints, stains, and related materials.
- Basic knowledge of electrical systems sufficient to identify common issues, replace basic components within training and authorization, and report repair needs.
- Basic knowledge of water systems and plumbing tasks, including fixtures, drains, shutoffs, leaks, and routine maintenance concerns.
- General knowledge of HVAC systems sufficient to monitor basic operation, replace filters, identify common concerns, and report service needs.
- Knowledge of safe work practices, proper use of personal protective equipment, hazard recognition, and general workplace safety procedures.
- Knowledge of hand tools, small power equipment, custodial equipment, and materials commonly used in facility maintenance.
Skills:

PHYSICAL DEMANDS

While performing the duties of this position, the employee is regularly required to stand, walk, bend, stoop, kneel, crouch, reach, grasp, push, pull, climb stairs, and use hands and arms to handle tools, equipment, supplies, furniture, and materials. The employee frequently performs custodial and maintenance tasks in and around park buildings and may occasionally work from ladders, on uneven surfaces, or in confined or restricted work areas while following established safety procedures. The position requires the ability to regularly lift and carry up to 50 pounds and occasionally move heavier objects with assistance, carts, dollies, or other appropriate equipment. Specific vision abilities include close vision, distance vision, depth perception, peripheral vision, and the ability to adjust focus sufficient to safely perform custodial, maintenance, and facility support duties.

WORK ENVIRONMENT
The work environment includes indoor and outdoor settings in and around park buildings, restrooms, shelters, storage areas, parking areas, walkways, and surrounding grounds. The employee may work around park visitors, program participants, vendors, coworkers, vehicles, and equipment, and may be exposed to changing temperatures, humidity, precipitation, dust, odors, noise, wet or slippery surfaces, uneven terrain, and seasonal conditions. Work may require travel between assigned Park District locations and the use of appropriate personal protective equipment. The employee is expected to follow established safety procedures and may be required to wear a Park District-provided uniform while performing assigned duties.
POTENTIAL HAZARDS
Potential hazards associated with this position may include exposure to cleaning chemicals, maintenance products, dust, odors, biological materials commonly encountered in public restrooms or waste removal, sharp objects, electrical components, minor plumbing conditions, hand tools, ladders, small power equipment, motorized vehicles, and moving equipment. The employee may also encounter slippery or uneven walking surfaces, snow and ice, falling or shifting materials, noise, weather-related conditions, and hazards associated with event setup, custodial work, routine building maintenance, and exterior facility support. The employee is required to follow established safety procedures, complete assigned training, promptly report hazards, and use appropriate personal protective equipment to reduce risk while performing assigned duties.
