About Lumin Terrace
Lumin Terrace is a newly constructed, 92-unit apartment community in Watertown, WI, located in the Rock River Ridge subdivision. The property features four two-story buildings with modern one-, two-, and three-bedroom apartments offering private entrances, in-unit laundry, and open-concept layouts.


We are Hiring

We are seeking a skilled Maintenance Technician to support the smooth operation and upkeep of our residential properties in the Watertown area. This part-time position offers a 20 - 25 hours per week (M-F) with rotational on-call responsibilities in the Watertown/Lake Mills area.


In this role, you will perform a wide range of maintenance tasks, including general repairs, preventative maintenance, and renovation projects to ensure our apartment homes remain in top condition. You may also collaborate with outside vendors for warranty work or specialized services as needed.


The ideal candidate brings a solid background in building maintenance, strong problem-solving abilities, and a dedication to delivering outstanding service to our residents. Key responsibilities:


General Maintenance:

  • Perform routine maintenance tasks, including plumbing, electrical, HVAC, carpentry, and painting.
  • Diagnose and repair issues in apartments and common areas promptly and efficiently.
  • Conduct regular inspections of building systems and equipment to identify and address potential issues.
  • Collaborate with contractors and other team members to complete projects on time and within budget.


Preventative Maintenance:

  • Implement and follow a preventative maintenance schedule to extend the life of building systems and equipment.
  • Keep detailed records of maintenance activities and repairs.
  • Monitor and maintain inventory of maintenance supplies and equipment.

Emergency Repairs:

  • Respond to emergency maintenance requests promptly and effectively.
  • Be available for on-call duties as required to address urgent maintenance issues.

Resident Relations:

  • Provide excellent customer service to residents, addressing maintenance requests and concerns in a friendly and professional manner.
  • Communicate effectively with property management and residents regarding maintenance issues and resolutions.

Safety and Compliance:

  • Ensure all maintenance work complies with local building codes, safety regulations, and company policies.
  • Maintain a clean and safe work environment, following all safety procedures and guidelines.
  • Participate in safety training and meetings as required.
Requirements:
  • High school diploma or equivalent; technical school or vocational training in building maintenance or a related field preferred.
  • Minimum of 3 years of experience in apartment maintenance, building maintenance, or a related field.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and general building systems - or a combination of some
  • Ability to use hand tools, power tools, and diagnostic equipment.
  • Proven problem-solving skills and attention to detail.
  • Effective communication and customer service skills.
  • Ability to work independently and as part of a team.
  • Valid driverโ€™s license and reliable transportation.
  • Availability for on-call and emergency maintenance duties.
