FITZROY RIVERDALE PART-TIME LEASING CONSULTANT (24+ HRS/WEEK)

OVERVIEW
The Resident Coordinator assists residents, helps maintain the office, model units, and amenities, and addresses issues that arise at the site. They conduct tours, help new tenants while moving in, assist in resolving tenant disputes, plan and execute resident events, help enforce rules, and promote an engaging community. The primary objective of the Property Coordinator is to assist the Property Manager in generating satisfactory cash flow, positive resident relations and optimal resident retention.
RESPONSIBILITIES
- Conducts apartment and general property tours, takes telephone inquiries, greets future and current residents, and assists with in-person applications and inquiries.
- Build and maintain positive relationships with residents by promptly and thoroughly responding to resident concerns, questions, and requests while adhering to company policies and fair housing guidelines.
- Promote a high-quality living environment by monitoring resident compliance with community policies, including enforcing standards and educating residents about policies, as needed.
- Ensure residents receive timely information about community events, programs, and initiatives.
- Achieve retention goals by proactively informing residents about lease renewal options and cross-community relocation opportunities; execute the lease renewal process.
- Project a positive image of the community by organizing materials, reporting defects, and spot cleaning, as needed.
- Perform administrative duties, such as answering phones, maintaining files, performing data entry, and compiling reports.
- Furnishes and explains written material and applications to prospective residents that visit the site.
- Conducts marketing surveys and makes marketing recommendations based on an analysis of the surveys
- Composes newspaper and other media material for use in promoting residency
- Creates and develops promotional ideas and materials
- Assists the Property Manager in maintaining all aspects of property operations. The Property Manager will generally assign primary areas of responsibility (which may change over time), to ensure that the Property Coordinator receives continual training concerning each aspect of operating the property.
- Ensures the office, models, amenities, target apartments and market ready apartments are in perfect condition. Cleans, vacuums and dusts as needed.
- Physically inspect property when on grounds, pick up litter and report any service needs to maintenance staff. Inspect move-outs and vacancies.
- Makes community contacts with employers, real estate agencies, and others as part of the corporate and community outreach program
- Timely reporting of any property loss on liability related incidents to the insurance company
- Timely reporting of any work-related injuries to the workers’ compensation insurance company
- Comply with all local, state and federal regulations as well as all company policies and procedures
- Other duties as assigned by supervisor
QUALIFICATIONS
- High school diploma or equivalent
- Valid Driver’s License
- Reliable private transportation
- Minimum two years of progressively responsible sales related experience
- Demonstrated excellence in producing promotional materials
- Ability to meet the public with courtesy, tact and poise
- Computer skills sufficient to enter daily operations data into the computer
- Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
- Ability to operate basic office equipment
- Ability to lift up to 20 pounds
POSITION DETAILS
This part-time role offers 24+ hours per week, with Saturday availability required to support our leasing efforts and best serve our residents and prospects.
