Commercial Painting Estimator / Project Manager

Location: Las Vegas, Nevada

The Opportunity

An established commercial painting and coatings contractor is seeking an experienced Estimator / Project Manager for its Las Vegas operation.

This is not a traditional field-heavy Project Manager position. Estimating is the primary responsibility. We are looking for someone who already understands commercial painting and can independently estimate projects from start to finish, build relationships with customers, win work, and then maintain ownership of the project from preconstruction through closeout.

The company has experienced field leadership in place to handle day-to-day scheduling, material coordination, manpower, and field supervision. Your job is to accurately build the project on the front end, maintain the customer relationship, monitor performance, and make sure the job delivers the margin that was estimated.

What You Will Do
  • Estimate commercial painting and coatings projects from start to finish
  • Perform takeoffs and develop complete scopes, labor, material, and production estimates
  • Prepare competitive bids and proposals
  • Manage projects through preconstruction and turnover to field operations
  • Monitor labor, material usage, production, and profitability throughout the project
  • Identify cost or production issues before they negatively impact the job
  • Work closely with superintendents to address project concerns
  • Maintain relationships with general contractors, property managers, owners, and other customers
  • Develop new opportunities through existing Las Vegas relationships
  • Handle project closeout and review completed jobs for lessons learned and future estimating
  • Help build the company's commercial painting presence throughout the Las Vegas market
What We Need

Commercial painting estimating experience is essential.

The ideal candidate brings approximately 4+ years of relevant experience and can step into the position without needing to be taught commercial paint estimating from the ground up.

Experience should include some combination of:

  • Multifamily
  • Tilt-up construction
  • Parking garages
  • Large commercial facilities
  • Industrial and warehouse projects
  • New construction
  • Commercial repaint
  • Concrete restoration
  • Epoxy and specialty coatings

Experience estimating large-scale projects is particularly valuable. Current company projects include facilities ranging from approximately 700,000 square feet to more than 2 million square feet.

Las Vegas Relationships Matter

We want someone who understands the Las Vegas construction market and has established relationships with general contractors, property managers, owners, developers, or other commercial construction decision-makers.

You do not necessarily need to walk in with millions of dollars of guaranteed business. You should, however, know the market and have relationships that allow you to pick up the phone, get in front of customers, and earn opportunities to bid.

More Than a Number Cruncher

Technical estimating ability gets you in the door. People skills will separate the right candidate.

You need to be equally comfortable analyzing a complicated estimate and sitting across the table from a customer. The company encourages its Estimator / PMs to develop genuine relationships with customers through meetings, lunches, entertainment, golf, events, and other appropriate business development activities.

This is a relationship-driven role for someone who understands that great estimating creates an opportunity, but strong relationships create repeat business.
