Groundskeeper / Apartment Punch Technician

Position Summary
The Groundskeeper / Apartment Punch Technician is responsible for maintaining the overall appearance and cleanliness of the apartment community while completing apartment punch-out items to prepare homes for new residents. This position plays a key role in ensuring the community remains clean, safe, and move-in ready.

Essential Duties & Responsibilities

Groundskeeping

  • Maintain the cleanliness and appearance of the community grounds.
  • Pick up trash and debris throughout the property daily.
  • Empty trash receptacles and pet waste stations.
  • Sweep breezeways, sidewalks, stairwells, and common areas.
  • Blow leaves and debris from sidewalks, parking lots, and curbs.
  • Maintain landscaping by watering plants, and trimming shrubs as needed.
  • Report safety hazards, damaged property, or maintenance concerns immediately.

Apartment Punch / Make-Ready

  • Complete apartment punch lists before new resident move-ins.
  • Install or replace light bulbs, air filters, smoke detector batteries, and HVAC vent covers.
  • Perform painting and minor drywall repairs.
  • Replace blinds, outlet covers, switch plates, door stops, and other minor fixtures.
  • Ensure apartments are presentable, and move-in ready.
  • Report any maintenance items requiring additional repairs.
  • Assist maintenance technicians with make-ready projects as assigned.

General Responsibilities

  • Maintain tools, equipment, and work areas in a clean and organized manner.
  • Follow all company safety policies and OSHA guidelines.
  • Provide courteous and professional customer service to residents and guests.
  • Work with the maintenance team to complete community projects.
  • Perform other duties as assigned by the Maintenance Supervisor or Community Manager.

Qualifications

  • High school diploma or GED preferred.
  • Previous apartment maintenance or groundskeeping experience preferred but not required.
  • Basic knowledge of hand tools and minor maintenance repairs.
  • Ability to work independently and as part of a team.
  • Strong attention to detail and pride in maintaining a clean community.
  • Valid driver's license preferred.

Physical Requirements

  • Ability to stand, walk, bend, kneel, climb stairs, and lift up to 50 pounds.
  • Ability to work outdoors in varying weather conditions, including heat, rain, and humidity.
  • Ability to operate landscaping equipment such as blowers, trimmers, and other maintenance tools.

Schedule

  • Full-time position.
  • Monday through Friday, with occasional weekends or after-hours work as needed for emergencies.
