Employer & IndustryReal estate firms, inspection companiesReal estate agencies, independent inspectors
Search & ComparisonOften searched with 'overnight' or 'night shift'Standard daytime inspections

The main difference between an Overnight Home Inspector and a Home Inspector is the work schedule. Overnight Home Inspectors often perform inspections during evening or night hours, while traditional Home Inspectors typically work during daytime hours. Both roles require similar certifications and work within the same industry, but the overnight position caters to clients needing inspections outside regular hours.

Can you do a home inspection as a side hustle?

Overnight home inspectors can often work as independent contractors or part-time professionals, allowing them to take on inspections outside of full-time employment. However, they need proper certification, licensing, and knowledge of local regulations, which may require dedicated training and time investment. Balancing a side hustle with other commitments is feasible if scheduling and workload are managed effectively.

What disqualifies you from being an overnight home inspector?

Disqualifications for an overnight home inspector typically include a lack of relevant licensing or certification, a criminal record related to dishonesty or safety, or a history of violations in home inspection or related fields. Additionally, poor communication skills, inability to work independently, or failure to pass background checks can also disqualify candidates.

What skills and qualifications are needed to thrive as an overnight home inspector?

To thrive as an Overnight Home Inspector, you need a solid understanding of building codes, property assessment, and inspection procedures, typically supported by relevant certifications such as InterNACHI or ASHI. Familiarity with digital inspection tools, moisture meters, and specialized reporting software is essential for accurate and efficient documentation. Strong attention to detail, clear communication, and the ability to work independently during unconventional hours are vital soft skills. These competencies ensure thorough inspections, client trust, and reliable reporting, especially when working outside regular business hours.

What are some unique challenges faced by overnight home inspectors, and how can they prepare for them?

Overnight Home Inspectors often encounter challenges such as limited visibility, working alone for extended periods, and the need to remain alert during unconventional hours. It's important to be well-versed in using high-quality lighting tools and safety equipment, as well as to develop strong self-management skills to stay focused and thorough during late-night inspections. Building good communication with property owners and team members ensures safety protocols are followed, and discussing findings promptly helps maintain the quality of the inspection process.

What is an overnight home inspector?

Overnight Home Inspectors are professionals who evaluate residential properties during nighttime hours, often focusing on issues that are more apparent or only observable after dark, such as security lighting, electrical concerns, or nighttime noise levels. They perform thorough inspections of homes to ensure safety, functionality, and compliance with local building codes. These inspectors may be employed by real estate agencies, property management companies, or work independently, providing detailed reports to homeowners, buyers, or sellers. Their specialized schedule allows them to assess aspects of a property that might not be evident during the day, offering a unique perspective on a home's condition.

Job description

Hourly Pay + Commission + Bonuses | Weekly Earnings $770-$1,350 | Weekly Pay

Urgently Hiring. Start ASAP with paid training.

This is a full-time W-2 role where your performance directly impacts what you earn and how quickly you advance.

Why Southern National Roofing

Southern National Roofing is where effort turns into opportunity. We train from the ground up, promote based on performance, and reward people who execute. Many of our leaders started in entry-level roles such as retail, customer service, warehouse, hospitality, restaurant server, bartender, receptionist, or administrative assistant positions before building successful careers in sales.

We're a $20M+ residential roofing company, ranked #93 on the Roofing Contractor Top 100 list, #116 of the Top 500 Largest Remodeling Firms in the Nation, #379 on the Inc. 5000 Fastest-Growing Companies list, and are BBB Accredited with an A+ rating. We're also a Top 2% Master Elite Roofer, a designation earned by fewer than 2% of contractors nationwide.

If you're confident talking to people, like being active, and want a real path forward beyond traditional retail, warehouse, hotel, or customer service jobs, this is the role for you.

The Role

As a Field Inspector, you'll work in residential neighborhoods identifying homes that may qualify for a free roof inspection and scheduling inspection appointments with homeowners.

This role is ideal for people with backgrounds in customer service, retail, hospitality, bartending, serving, warehouse work, administrative assistant roles, or receptionist positions who want to transition into a higher-earning career path.

You are not selling and not climbing roofs.

You are inspecting from the ground, educating homeowners, and setting appointments for our in-home inspection team.

This is a face-to-face, field-based position, similar to roles that require strong people skills such as sales, customer service, hospitality, or retail environments.

What You'll Do
  • Walk assigned residential neighborhoods
  • Speak directly with homeowners at their homes
  • Perform basic, ground-level visual inspections
  • Explain our free roof inspection service
  • Schedule inspection appointments
  • Work outdoors and stay active

People who succeed in this role often come from backgrounds like:

    • Retail associate
    • Warehouse associate
    • Bartender or restaurant server
    • Receptionist or administrative assistant
    • Hotel or hospitality staff
    • Customer service representative
Compensation
  • W-2 full-time position
  • Hourly pay + commission + performance bonuses
  • Many first-year team members earn $40,000-$70,000+
  • Earnings vary based on performance and consistency
Schedule
  • On-site role
  • Monday-Saturday availability between 9am-7pm
  • No overnight travel
  • Team transportation provided from the office

If you're looking to move beyond retail, warehouse, restaurant, or hospitality work and want a role with paid training, weekly pay, and real advancement, apply today.

We are urgently hiring and training new team members now.

Benefits

  • Average first-year income range: $40,000 - $70,000+ (Hourly Pay + Commission + Bonuses)
  • Recognition and rewards for high performance
