Job description

Position Purpose:
This position oversees the day to day management of real estate developments within a division from the strategic selection process of sites through acquisition and preparation for construction. In addition, this position will assist the Real Estate Director with the planning and execution of Home Depot's real estate strategy within a division. Perform special projects and financial analysis as required. Interface with division leadership on critical market issues.
  • Ensuring best strategy for store development.
  • Keen focus on maintaining development schedules and capital spend.
  • Working closely with operators on administration of existing asset portfolio.
  • Creating value through excess property disposition and lease renegotiations.
  • Leading development teams and/or vendors (i.e. Brokers, Developers, Engineers, Architects, etc.).
  • Anchoring or co-anchoring retailer or shopping center development.

Key Responsibilities:
  • Acquires land by drafting Letters of Intent, negotiating purchase / sale and operating agreements, and securing all municipal permits and approvals.
  • Conducts site visits and guides Real Estate Managers in the overall development of selected sites. Trains and mentors new staff members to increase assimilation to Home Depot.
  • Oversees the preparation and timely completion of deal summaries for submission to the Real Estate Executive Committee. Participates in Six Sigma projects.
  • Determines the optimal deployment into new markets, or the optimal market coverage to complement the current Home Depot deployment in coordination with Store Planners.
  • Maintains and manages relationships with outside vendors and consultants.
  • Responsible for appropriate selection, termination, performance appraisal, and professional development of assigned staff.

Direct Manager/Direct Reports:
  • Typically reports to Real Estate Director.
  • Direct and indirect reports typically include 2 managers/supervisors and 1 support associate.

Travel Requirements:
  • Typically requires overnight travel more than 50% of the time.

Physical Requirements:
  • Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.

Working Conditions:
  • Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.

Minimum Qualifications:
  • Must be eighteen years of age or older.
  • Must be legally permitted to work in the United States.

Preferred Qualifications:
  • Six plus years of experience is preferred.

Minimum Education:
  • The knowledge, skills and abilities typically acquired through the completion of a bachelor's degree program or equivalent degree in a field of study related to the job.
