Job description

PTS Advance is looking to fill (2) positions. A Senior Project Manager & Project Manager to manage commercial and industrial construction projects from early planning through completion and close-out for a Southern California-based PM/CM firm.  The Senior PM will travel once a month to the job site in Sault Ste Marie, Michigan. Our client will be responsible for the installation of Fire protection systems on site.  Additionally, a Project manager will be needed on site for the entire project that will last 2-3 years is currently projected.  

Start dates:
Senior PM toward end of 2026
PM for on-site support Q2 of 2027

  • Salary:  $125,000 - $140,000 annually
  • Location: Sault Ste. Marie, MI
  • Duration: 2–3-year project


The position requires excellent team management skills, technical and logistics problem-solving acumen, and proven success in project leadership roles.  Additionally, this position requires advanced knowledge and familiarity with critical path method scheduling, document control, subcontracts and buyouts, contractor submittals, design consultant interface, meeting management, and construction team coordination.  Candidate should have intermediate to advanced skill levels in commercial construction software, including scheduling, cost management and document control.  
Experience in a variety of project delivery methods (design-build, design-bid-build, design-assist, multi-prime, etc.), owner's representative roles and prior on-site work at an operating industrial facility are a plus.    

Qualifications
  • BS Degree in Engineering, Architecture, Construction Management or related field, or documented equivalent experience.
  • Minimum 10 years of design and construction project management experience, including roles and owner's agent, project manager, construction manager and/or prime contractor.
  • 5 years of cumulative experience managing the entire project life cycle on commercial and/or industrial projects.
  • Experience performing direct oversight of design teams and design deliverables.
  • In-field experience is highly desirable.
  • Min. 5 years of increasing experience in agency interface and negotiations, and project permitting.
  • In-depth knowledge of project scope, schedule and cost development and skills in various project management tools and software.
  • Technical experience in design,  construction and/or facilities management is recommended.
  • Self-motivated and organized with good time management skills; strong verbal and written communication skills; cooperative, yet assertive; self-disciplined. Strong track record of leading projects within scope, time and budget constraints using established Project Management processes.



Responsibilities
  • Act as the single point of contact for client on single large projects or multiple small to mid-sized projects concurrently.
  • Assist Company Principal with developing and negotiating client proposals and preparing client change orders.
  • Assist client with lease negotiations, entitlements and agency interface.
  • Work with Project Executive and client to develop Project Plan, including project goals, communication plan, scope and schedule development and project budgets.
  • Manage project scope, schedule and budget from initiation through project completion/close out.
  • Oversee all internal project activities and engage support staff on a regular basis, including Assistant Project Manager, Project Coordinator and administrative support.
  • Prepare and present project RFPs, RFQ's, bid analysis and recommendations.
  • Manage project team resources such as design team, contractors, vendors and owner-direct contracts.
  • Administer design document development to ensure compliance with contract requirements.
  • Lead all project communication with internal and external project team members and the client.
  • Hold weekly internal project status meetings with Principal and project staff.
  • Chair project meetings and oversee preparation and distribution of meeting minutes, track action items and follow-up with project team as necessary.
  • Perform field reviews to help ensure construction is in compliance with approved design documents.
  • Manage close out process.
  • Provide input and recommendations for improving Company processes, procedures and service delivery.
  • Represent the Company reputation and brand by conducting oneself with the utmost professionalism and integrity in all job duties.
