Job description

Our partner, a leader in occupied multifamily renovations is seeking a dependable, renovations-focused Superintendent for their Central Florida market. This individual is responsible for supervising field operations, maintaining compliance with contract requirements, enforcing safety and quality standards, and ensuring projects are delivered on time and within budget. This position requires strategic thinking, decisive leadership, and the ability to represent the Company in high-stakes discussions with clients, city officials, and project stakeholders.


Key Responsibilities

  • Manage field construction activities for multiple concurrent projects, ensuring timely and high-quality execution.
  • Serve as the Company’s primary representative on job sites, building strong relationships with clients, property managers, inspectors, and local authorities.
  • Supervise and mentor Superintendents, Assistant Superintendents, and subcontractors, fostering a culture of accountability, professionalism, and performance.
  • Ensure full compliance with all safety regulations and protocols; actively promote a safety-first culture.
  • Interpret and enforce all contract documents, scopes of work, and building codes.
  • Coordinate all field operations including scheduling, logistics, material ordering, and labor allocation.
  • Review, monitor, and update project schedules, ensuring alignment with overall project milestones and client expectations.
  • Resolve complex issues related to site logistics, subcontractor conflicts, or design discrepancies with agility and professionalism.
  • Oversee documentation and reporting including daily logs, RFIs, change orders, safety audits, punch lists, close-out procedures, and warranty tracking.
  • Partner with Project Managers to ensure subcontractor scopes are clear, procurement is timely, and project risk is managed.
  • Conduct site walks with owners, architects, lenders, and municipal inspectors to ensure construction standards are upheld.
  • Implement and continuously improve field best practices and process efficiencies.
  • Maintain a professional and organized site appearance and enforce cleanliness and order throughout all jobsite areas.


Essential Functions

  • Make critical decisions independently while aligning with the Company’s goals and leadership directives.
  • Provide strategic direction on constructability, materials, and cost-saving approaches.
  • Assist with job site planning efforts including shutdowns, workarounds, and project phasing for occupied renovations.
  • Forecast and report weekly progress updates and look-ahead schedules to leadership and project teams.
  • Participate in corporate planning, policy implementation, and department-wide strategy meetings.
  • Contribute to the development and mentorship of junior team members, including training and succession planning.


Qualifications

  • Minimum of 5 years of experience in construction management with experience in multifamily housing renovations.
  • Proven leadership managing complex construction projects across multiple job sites.
  • Deep understanding of building systems, structural sequencing, and renovation-specific challenges.
  • Proficiency in Microsoft Office Suite and Smartsheet.
  • OSHA 30 Certification required; strong safety record a must.
  • Strong interpersonal and communication skills with an ability to lead cross-functional teams and influence outcomes.
  • Demonstrated ability to manage competing priorities, adapt quickly, and lead under pressure.


Physical Requirements and Work Environment

  • Position is performed primarily on active construction sites in outdoor environments.
  • Must be able to stand, walk, climb, kneel, and lift up to 50 pounds.
  • Occasional extended hours, weekends, and holidays required based on project demands.
  • Frequent travel to project sites is required.
