The Facility Operating Engineer Level 3 is responsible for bringing best-in-class knowledge and effort operating and maintaining mechanical, electrical, and plumbing equipment, and buildings on Schwab campus facilities. Operating Engineers partner closely with the Facility Managers, vendors, and other engineering staff to ensure a well maintained, safe and productive environment for Schwab employees. Operating Engineers are the gatekeepers and stewards of our Critical Environments and systems. This opportunity is located at our campus located in Southlake, Texas.
What You'll Do:
  • Troubleshoot and perform preventive and corrective maintenance on mechanical, electrical and plumbing equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
  • Respond to and complete facility service requests and work orders, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience to the employees.
  • Perform routine and advanced adjustments to, and data retrieval from, BAS software to solve environmental comfort and mechanical calibrations.
  • Operate independently.
  • Conduct daily rounds and readings of various building components, engineering logs and data records.
  • Perform work order administration ensuring accurate and timely information, photos and file attachments are made using the company provided CMMS system.
  • Order parts and supplies required for repairs, maintenance and installation of new equipment as required and maintains inventory levels as needed.
  • Actively participate in incident response.
  • Responsible for oversight of vendor partners during contracted maintenance work, or break-fix repairs ensuring work is performed to company standards.
  • Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs and securing equipment manuals and drawings from the installers/contractors.
  • Pass competency-based exams on equipment operation.
  • Complete required safety and compliance training.
  • Report to the Technical Facility Manager.
  • Any other duties as directed by the Technical Facility Manager.

This position is Monday - Friday 9:00AM - 6:00PM + afterhours emergency call response, weekends/holidays and shift work as requiredTravel to other sites may be required to support the needs of the business with possible overnight stays occasionally including weekends based on needs of the business.
The position is only available in the location listed. Candidate must reside in or be willing to relocate on their own to the listed location.

Required Qualifications:
  • High school diploma or general education degree (GED).
  • Universal CFC certification.
  • 6+ years of facility operations engineering experience.
  • 4+ years of critical facilities operations background.
  • Working knowledge of HVAC, plumbing, electrical equipment, repair and maintenance, BMS systems, commercial kitchen equipment.
  • Demonstrated knowledge of overall system design and sequence of operations of critical equipment such as generators, transfer switches and UPS systems.
  • Intermediate skills with Microsoft Office Suite.
  • Demonstrated knowledge of CMMS and other standard Building Automation Systems normally used in modern business settings to include mobile device technology.
  • Ability to understand electrical distribution and be able to interpret one-line drawings.
  • Ability to interpret blueprints and schematics.
  • Comfortable multi-tasking, staying calm under pressure and understanding what results are expected and the priority of the results.
  • Experienced using small, elevated lifts and ladders for high work.
  • Ability to walk and stand for long periods of time.
  • Ability to reach with hands and arms, climb ladders, balance, stoop, kneel, crouch, or crawl in a commercial building environment where space and movement may be limited.
  • Ability to work at heights up to and sometimes exceeding 100 feet.
  • Ability to lift up to 50 pounds and frequently move up to 100 pounds.

Preferred Qualifications:
  • Experience working on Class A commercial buildings.
  • Desire to continue education in the areas of Building Science with a focus on electrical or mechanical operations a plus.
  • Certifications or completed degree programs from accredited trade schools, or mechanical vendors such as York or Trane preferred.
  • Electrical and or Mechanical license a plus.
  • Ability to solve complex problems and handle a variety of options in varying situations while maintaining composure and professionalism.
  • Ability to draw upon the opinions and diversity of others before making recommendations that have a direct impact on the company.
  • Normally understands own limitations and frequently seeks guidance on matters to minimize risk and thought validation.
  • Ability to comprehend and interpret instructions, short correspondence, and email inquiries.
  • Ability to explain issues in a clear and basic format when dealing with Mechanical, Electrical and Plumbing systems.
  • Ability to write routine correspondence, log-notes, and status updates in CMMS systems.
  • Ability to respond to common inquiries or complaints from other employees of the organization.
