Operating Engineer - JLL
What this job involves:
Develop your engineering career at JLL in a critical 24/7 operations environment! As an Operating Engineer, you will support continuous operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems at our multi-campus site in Franklin, MA. You will work as part of a 45-person technical engineering team across multiple shifts, reporting to shift leads who ensure seamless coverage and efficient execution of planned maintenance and off-hour work requests. This role focuses on maintaining critical building infrastructure with zero downtime tolerance. Strong HVAC expertise is essential for success in this position.
What your day-to-day will look like:
  • Complete assigned maintenance tasks including painting, pressure washing, cleaning, maintaining lighting systems, plumbing, HVAC systems, water treatment, and general building maintenance
  • Maintain work order system (CMMS) daily and complete tenant service requests efficiently to support continuous building operations
  • Respond to off-hour work order requests as part of shift rotation, ensuring minimal disruption to critical operations
  • Perform assigned preventive maintenance and inspection tasks with focus on critical systems and high-priority planned maintenance
  • Support on-call and emergency response situations, working collaboratively with shift leads and the Chief Engineer to resolve issues rapidly
  • Troubleshoot all building systems, including electrical, DDC and pneumatic controls, escalating complex technical issues appropriately
  • Move office furniture, machinery, equipment, and other materials as requested
  • Comply with all safety procedures and maintain awareness of critical system status
  • Participate in ongoing technical, safety, and operational process training programs focused on critical infrastructure
  • Coordinate with shift leads to ensure seamless handoffs and continuous coverage across multiple shifts

Required Qualifications:
  • Strong HVAC background, with demonstrated expertise in HVAC systems operation and maintenance
  • Minimum 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Ability to lift up to 50 lbs
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift, and/or drive
  • Flexibility to work Tuesday-Saturday OR Sunday-Thursday schedule across varying shift times (3 shifts available)
  • Must be available to work on-site

Preferred Qualifications:
  • Experience working in shift-based or 24/7 operations environments
  • Trade school education, union training, military service, or college degree
  • Universal CFC EPA certification or willingness to achieve within first year (with JLL assistance)
  • Strong communication skills and ability to work independently
  • Proven ability to work independently and report effectively through chain of command
  • Customer service skills and effective communication with shift leads and team members.

Work Shift:
We are hiring for multiple Operating Engineer positions across various shifts. Current openings include:
  • 1st Shift: 7:00 AM - 3:30 PM (Sunday-Thursday or Tuesday-Saturday)
  • 2nd Shift: 3:00 PM - 11:30 PM (Sunday-Thursday or Tuesday-Saturday)
  • 3rd Shift: 11:00 PM - 7:30 AM (Sunday-Thursday or Tuesday-Saturday)

Shift assignments will be determined based on business needs and candidate availability. Please indicate your shift preference and availability during the application process.
Salary/Comp:
$80,000 to $90,000
This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
Estimated compensation for this position:
80,000.00 - 90,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
