Job Description Summary
The Regional Facility Manager is responsible for the strategic leadership, operational excellence, and financial performance of a large, complex New York City corporate real estate portfolio. This role provides leadership across multiple facilities, including a major corporate headquarters environment and mission-critical infrastructure, ensuring a safe, reliable, and exceptional workplace experience in support of business operations.
The portfolio includes highly complex facilities requiring exceptional operational discipline, infrastructure reliability, risk management, and close coordination with engineering, technology, and business stakeholders to ensure continuity of operations.
The Regional Facility Manager provides leadership to a large multidisciplinary organization consisting of facility management professionals, engineers, union personnel, workplace experience teams, and third-party service providers. The position serves as a trusted operational leader and strategic partner to client stakeholders, driving continuous improvement, operational resilience, regulatory compliance, financial performance, and service excellence while operating effectively within a highly matrixed organization.
Job Description
Key Responsibilities
Operational Leadership
  • Lead all day-to-day facilities operations across a complex New York City portfolio, ensuring operational excellence, service delivery, and alignment with client business objectives.
  • Provide operational oversight for mission-critical infrastructure, ensuring facility systems, redundancy strategies, and support services are maintained to the highest standards of reliability and availability.
  • Ensure uninterrupted operation of critical building systems including HVAC, electrical, plumbing, vertical transportation, fire/life safety, building automation systems, utility infrastructure, and mission-critical support systems.
  • Develop and execute strategic operating plans aligned with client objectives, operational priorities, and long-term business needs.
  • Drive operational excellence through data-driven decision making, continuous improvement, proactive risk identification, and effective issue resolution.

Team Leadership
  • Provide leadership and direction for a large multidisciplinary organization, including:
    • Union engineering personnel
    • Janitorial services

Client Relationship Management
  • Serve as the senior operational contact and trusted advisor for client leadership across the portfolio.
  • Build strong relationships through proactive communication, transparency, and consistent operational execution.
  • Successfully navigate and influence within a highly matrixed organization, partnering effectively with Engineering, Workplace Experience, Corporate Real Estate, Technology, Security, Environmental Health & Safety, Finance, Human Resources, Procurement, and other cross-functional teams to deliver integrated solutions and achieve shared business objectives.
  • Present operational performance, financial results, capital planning initiatives, risks, and improvement opportunities during executive business reviews.
  • Anticipate client needs and identify opportunities to enhance service delivery, operational resilience, workplace experience, and overall business outcomes.

Financial Management
  • Develop and manage annual operating budgets, forecasts, and financial plans.
  • Drive financial performance through disciplined cost management, productivity initiatives, and continuous improvement.
  • Oversee vendor contracts, procurement activities, and invoice approvals.
  • Identify and execute cost optimization opportunities while maintaining operational reliability and service excellence.

Engineering & Asset Management
  • Partner with Engineering leadership to ensure reliable operation of all critical infrastructure, including electrical distribution, UPS systems, emergency generators, chilled water, HVAC, fire/life safety, building automation systems, and mission-critical support systems.
  • Ensure preventive maintenance, predictive maintenance, and asset lifecycle strategies are effectively implemented to maximize reliability and minimize operational risk.
  • Oversee planned maintenance, commissioning, integrated systems testing, and shutdown activities utilizing formal change management processes.
  • Support long-term capital planning by prioritizing infrastructure investments based on asset condition, criticality, business risk, and lifecycle requirements.
  • Drive continuous improvement initiatives focused on asset reliability, operational resilience, sustainability, and energy performance.

Safety, Risk & Compliance
  • Champion a strong safety culture with zero-incident expectations.
  • Ensure compliance with all applicable federal, state, local, client-specific, and regulatory requirements.
  • Lead emergency preparedness, business continuity planning, and incident response activities for corporate facilities and mission-critical environments.
  • Ensure critical maintenance activities, infrastructure changes, and emergency responses follow established risk management and change control processes.
  • Oversee regulatory inspections, permits, certifications, and environmental compliance programs.

Vendor & Contract Management
  • Direct the performance of service partners supporting engineering, janitorial, specialty maintenance, and mission-critical infrastructure services.
  • Establish performance expectations through KPIs, SLAs, governance routines, and ongoing performance management.
  • Conduct regular business reviews to ensure contractual compliance, operational excellence, and continuous improvement.

Continuous Improvement
  • Utilize operational data, performance metrics, and client feedback to identify trends and improvement opportunities.
  • Lead Lean and continuous improvement initiatives that enhance operational effectiveness, customer satisfaction, and workplace experience.
  • Drive innovation through technology adoption, automation, predictive analytics, and industry best practices.

Qualifications
Required
  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field (or equivalent experience).
  • 10+ years of progressive facilities management experience leading large, complex commercial real estate portfolios.
  • 5+ years managing large multidisciplinary teams, including unionized engineering personnel.
  • Demonstrated experience managing complex corporate facilities and high-availability environments.
  • Experience supporting mission-critical infrastructure or data center environments.
  • Demonstrated success operating within a complex matrix organization, balancing multiple stakeholders, competing priorities, and cross-functional partnerships while delivering operational excellence and exceptional client outcomes.
  • Strong financial acumen with responsibility for large operating budgets.
  • Experience leading emergency response, business continuity planning, and critical building incidents.
  • Excellent executive communication, relationship management, negotiation, and influencing skills.
