Job description

Under the supervision of the Regional Manager/Portfolio Manager, a Property Manager is responsible for all phases of the operation of a property

  • Oversee daytoday operations of each property in the portfolio and supervision of staff (including property management, maintenance, security and janitorial), assigning performance goals and assuring their completion
  • Manage and lead a team which may include Property Manager(s), Assistant Property Manager(s), and Property Administrator(s) including recruitment, onboarding, supervision, scheduling, training, development, evaluation and disciplinary action of employees
  • Work closely with the Lead Engineer as a team to ensure each property in the portfolio is running smoothly and that al building issues and repairs are being addressed accordingly
  • Responsible for ensuring that each property in the portfolio maintains an excellent tenant experience and represents Omninet with the utmost professionalism. This includes, but not limited to, hosting tenant relation events, distributing property newsletters, memos, tenant handbooks, etc.
  • Respond to tenant needs and ensure prompt resolution of problems by administrative and technical staff
  • Ensure compliance with policies, procedures, regulations, and contractual obligations
  • Conduct regular property inspections and recommend/make alterations, maintenance, and reconditioning as necessary
  • Coordinate and supervise vendor services
  • Coordinate tenant moveins, moveouts, and "walkthrough" spaces
  • Responsible for reviewing and submitting tenant move out financials in a timely manner to Corporate for processing in accordance with the tenantโ€™s lease
  • Act as the primary contact with property owners to ensure objectives are met
  • Prepare and deliver timely, accurate, and complete reports
  • Develop and control annual budgets for operating and capital expenses
  • Forecast management plans and prepare monthly performance reports, explaining variances
  • Work with Property Accountants to ensure accurate accounting deliverables such as monthly accruals and operating statement
  • Responsible for ensuring new leases and lease amendments are entered into Yardi accurately as well as maintaining the rent roll is accurate at all times
  • Collect rent and pay expenses per lease terms
  • Prepare all required legal notices
  • Recommend and coordinate legal action as needed
  • Review, reconcile and analyze tenant rent and Common Area Maintenance (CAM) recovery charges
  • Enforce all vacant space is in โ€œmarket readyโ€ condition
  • Enforce rules and regulations of the property and lease agreements
  • Conduct new tenant orientation
  • Develop business relationships through memberships and participation in professional, industry/trade, and civic organizations
  • Provide formal supervision to individual employees
  • Recommend staff recruitment, selection, promotion, advancement, corrective action, and termination
  • Plan and monitor appropriate staffing levels and utilization of labor
  • Handle performance appraisal for staff
  • Mentor and coach team members to further develop proficiencies
  • Responsible for having a strong understanding and familiarity with all Omninet SOPs and operating philosophies
