Leasing Manager – LIHTC‐Focused

Position Summary

We are seeking a full‐time, on‐site Leasing Manager – LIHTC‐Focused to lead the leasing operations of a high‐volume, 504‐unit affordable multifamily community. This role is ideal for a proactive, organized, and performance‐driven professional with strong leadership skills, deep leasing expertise, and familiarity with LIHTC compliance. The Leasing Manager will oversee leasing performance, guide applicants through the qualification process, support compliance, and ensure the community meets occupancy and stabilization goals.

Key Responsibilities

Leasing Leadership & Performance Management

  • Lead all leasing operations to stabilize and maintain occupancy at a 504‐unit affordable community.
  • Train, mentor, and support leasing staff to ensure consistent performance, strong customer service, and adherence to LIHTC requirements.
  • Oversee tours, application processing, screenings, and move‐in file preparation, ensuring accuracy and compliance.
  • Monitor and manage waitlists, guest cards, marketing logs, and leasing KPIs.

Marketing, Outreach & Traffic Generation

  • Develop and execute strategic outreach and marketing plans to attract qualified applicants.
  • Analyze traffic sources, conversion trends, and market conditions to adjust strategies and maximize leasing results.
  • Ensure timely and effective follow‐up with prospects to drive conversions and maintain strong customer engagement.

LIHTC Compliance Oversight

  • Support and oversee income verifications, recertifications, and audit‐ready file preparation.
  • Ensure all leasing documentation meets federal, state, and local regulatory requirements, including LIHTC, Fair Housing, and ADA.
  • Partner with compliance teams to resolve file issues and maintain ongoing readiness for audits and inspections.

Operational Support & Community Standards

  • Collaborate with the Property Manager and Assistant Manager to support daily operations, including notices, rent collection, and resident communication.
  • Conduct unit and common‐area inspections to uphold quality standards and support timely turn processes.
  • Assist with reporting, including weekly/monthly leasing summaries, traffic analysis, and occupancy projections.

Resident Relations & Customer Experience

  • Foster a welcoming, inclusive, and service‐oriented environment for residents and applicants.
  • Address resident questions and concerns professionally, contributing to strong resident satisfaction and retention.
  • Support community events and initiatives that enhance resident engagement.

Qualifications

  • 2–3 years of leasing or multifamily property management experience; leadership or supervisory experience strongly preferred.
  • LIHTC experience required or strongly preferred, including income qualification and file oversight.
  • Strong working knowledge of Fair Housing laws and affordable housing regulations.
  • Experience with property management software such as RealPage OneSite; familiarity with leasing CRMs like Anyone Home is a plus.
  • Excellent communication, customer service, and team‐leadership skills.
  • Ability to manage multiple priorities in a fast‐paced, high‐volume environment.
  • Flexibility to work weekends when needed.
