Job description

POSITION SUMMARY:

The Senior Financial Analyst plays an important role in supporting First Washington Realty's business teams by delivering financial analysis, lease scenario modeling, and review asset performance across the wholly owned and joint venture portfolios. This individual will serve as a key analytical partner to leasing, asset management, and senior leadership — bringing a sharp financial mindset, strong organizational skills, and a collaborative spirit to every engagement.

This person must be detail-oriented and work well with others, ideally having a collaborative approach across multiple departments.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Financial Analysis and Modeling

  • Generate Net Present Value (NPV) analyses and calculate a range of acceptable outcomes for both deal-level and property-level evaluations.
  • Complete lease-related financial analyses including NPV, value creation, and NOI analyses with a high degree of accuracy.
  • Perform sensitivity analysis and scenario modeling to assess potential risks and opportunities, supporting sound business decisions and providing insightful portfolio performance analysis.

Leasing and Deal Support

  • Partner with the leasing team on optimal deal structuring and financial storytelling to support negotiations and investment decisions.
  • Draft investment memos for capital projects outside of development requiring an IROC review
  • Assist with REC materials and analysis as required.

Portfolio & Asset Management

  • Develop a thorough understanding of the underlying real estate and markets in which FWR operates at any given time.
  • Partner with cross-functional teams to support the development of the annual budget and long-term financial plans and strategies across wholly owned and joint venture portfolios.
  • Assist in quarterly asset review meetings, providing relevant analysis and performance commentary.
  • Monitor key tenant performance indicators including sales trends, occupancy costs, and credit metrics.

Process Improvement and Technology

  • Identify and implement process improvements, including through the use of proprietary AI tools, to increase the efficiency and accuracy of information used in decision-making.
  • Complete additional duties and special projects as assigned.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

  • BS/BA in Real Estate, Finance, Economics, or a related field preferred. Advanced degrees (MBA, MSRE) and relevant professional certifications (CFA, CPA) are a plus.
  • 3+ years of experience in real estate valuation, underwriting, and/or financial analysis.
  • Possess skill with financial modeling platforms, specifically Microsoft Excel and Argus Enterprise, with a high level of accuracy in analysis and reporting are required.
  • Excellent analytical, problem-solving, and financial modeling skills, including the ability to identify trends and patterns in data.
  • Knowledge and experience with the MRI ERP system, and in particular MRI’s budgeting and forecasting module, is preferred.
  • Experience using Salesforce to manage leasing budgets and deal analytics is preferred.
  • Exceptional written and verbal communication skills with the ability to present complex data in a clear, professional manner, and skilled in the ability to work effectively with cross-functional teams while maintaining independence in execution.
  • Experience with a broad range of primary and secondary research methods, both qualitative and quantitative.
  • Demonstrate the ability to think clearly and analytically to identify current and future market issues through research techniques and competitive intelligence.
  • Possess a curious and entrepreneurial mindset with a methodical and detail-oriented approach to finding solutions.
  • Maintain excellent time-management skills and the ability to meet deadlines effectively and efficiently.
  • Flexible attitude with the ability to handle change effectively, working well both autonomously and in a team environment.

PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:

  • Requires the use of a computer screen for extensive periods of time.
  • Occasional lifting of 15 to 20 lbs.
  • Extended working hours and travel may be necessary. Up to 5% of travel may be required.
