Job description

We are a mid-size construction firm based in Brentwood, TN, specializing in commercial, retail, and light industrial projects exclusively throughout Middle Tennessee. Our team is known for delivering high-quality work, maintaining strong client relationships, and fostering a collaborative, solutions-driven culture with deep local market expertise.

Position Overview

We are seeking an experienced Estimator / Preconstruction Manager to lead project planning efforts from concept through contract across the Middle Tennessee region. This role is critical in shaping project success by providing accurate cost estimates, managing preconstruction processes, and leveraging strong relationships with local subcontractors and suppliers.

Key Responsibilities

  • Lead all preconstruction and estimating activities for projects within Middle Tennessee

  • Prepare detailed cost estimates, budgets, conceptual pricing and proposals based on local market conditions

  • Analyze drawings, specifications, proposals, and contract documents to ensure completeness and accuracy

  • Solicit and evaluate bids from local subcontractors and suppliers

  • Develop scopes of work and manage bid packages tailored to trade partners

  • Collaborate with project managers, superintendents, and executives during project planning

  • Collaborate with design teams, clients, subcontractors, and suppliers to gather competitive bids and negotiate favorable terms.

  • Participate in client meetings and provide value engineering solutions aligned with costs and availability

  • Track Middle Tennessee market trends, labor conditions, and material pricing

  • Maintain and strengthen relationships with local subcontractors and vendors

  • Maintain and improve estimating systems, databases, and historical cost data specific to the region

  • Encourage trade and supplier bid participation

Key Requirements:

  • Commercial General Contractor (GC) estimating experience (non-negotiable)

  • 5+ years of full-cycle estimating across entire projects

  • Ability to handle all trades (take-offs + scope validation)

  • Strong experience reviewing subcontractor bids for completeness

  • Able to step in with minimal to no training

Ideal Profile:

  • Background with a commercial GC

  • Ready to take on a lead estimator role

  • Comfortable engaging with owners and architects (incl. value engineering)
