POSITION SUMMARY

Under the direction of the Director of Facilities assumes responsibilities for overall maintenance of facility. Responsible for preventative maintenance, painting and repairs inside and outside the facility to provide a safe, attractive and orderly environment for the benefit, use, enjoyment protection of residents, staff and visitors. Conducts routine tests and inspections on various facility systems and implements programs in a manner that meet the goals and objectives of the facility.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Required Qualifications:

  • High School Diploma or equivalent.
  • Graduate of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing, HVAC equipment, refrigeration and electricity preferred.
  • Minimum of three (3) years full-time experience in construction or maintenance of equipment, utilities and buildings preferred.
  • Minimum of five (5) years Supervisory experience Healthcare facility experience preferred.
  • Knowledge of state building, plumbing and electrical codes and ordinances.
  • Knowledge of basic machinery and tools.
  • Ability to operate lawn and yard equipment.

ESSENTIAL FUNCTIONS/AREAS OF ACCOUNTABILITY

  • Works with Director of Facilities to develop and review Maintenance policies and procedures on an annual basis.
  • Plans, schedules, supervises, delegates and participates in maintenance and repair work, including, but not limited to, masonry, carpentry, painting, gardening, plumbing, electrical, refrigeration, air conditioning and heating; monitors staff for completion of work on a timely basis.
  • Establishes a preventative maintenance schedule and recommends building equipment improvements.
  • Keeps accurate records of equipment and maintenance performance.
  • Performs periodic maintenance audits of building, grounds, facility and equipment.
  • Maintains a current inventory of maintenance supplies, tools, equipment and stock.
  • Conducts routine tests of various systems and equipment, including, but not limited to, emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, call lights and hot water system.
