Role Summary
The Onsite Building Engineer is responsible for building systems and their maintenance, operation, and repair. They ensure facilities operate safely, efficiently, and compliantly.
Responsibilities
  • Plan and implement the work of the maintenance department
  • Manage procurement and inventory of all maintenance and pool supplies, including parts and chemicals, coordinating purchases with the Community Director as needed
  • Oversee all room set-ups
  • Report maintenance activities, recommendations, and updates regularly to the Community Director, including weekly summaries and suggested improvements
  • Ensure Clubhouse areas comply with cleanliness, safety, and regulatory standards, including OSHA, Fire, and Health Department requirements
  • Train, supervise, and coordinate daily activities of maintenance staff, including providing coverage as needed
  • Oversee and perform preventive and corrective maintenance for all clubhouse equipment and facilities, including fire protection systems, mechanical tasks, and coordination with vendors and service providers
  • Maintain accurate records of maintenance costs and materials, and develop and manage the annual maintenance budget
  • Remain available on an "on-call" basis for emergency situations
  • Attend Board Executive and HOA Board meetings to provide updates on maintenance projects and related issues

  • Full working knowledge of AC Maintenance, Gas Water Heater Services, and Irrigation of Grounds Servicing and Programming
  • Pool maintenance certification

Physical Requirements

  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
