Estimator / Preconstruction Manager
Salary: $90k-$120k DOE
Location: Arvada CO
Role Summary:
The Estimator / Preconstruction Manager is responsible for leading the estimating and preconstruction process — bridging business development and operations to deliver accurate pricing, detailed project planning, and strong client support. This role manages all aspects of preconstruction, from document control and bid management to cost estimation and client presentations.
Key Responsibilities
Document Control
  • Maintain and organize all project documentation.
  • Distribute bid/project documents to trade partners and vendors.
  • Create, manage, and track RFPs/RFQs for subcontractors, vendors, and consultants.
  • Archive estimate spreadsheets, quotes, and supporting files per company standards.
Site Visits & Data Gathering
  • Attend pre-bid meetings and site visits to document conditions and identify project risks.
  • Coordinate with engineering teams and perform scope assessments.
  • Submit RFIs and communicate findings with project stakeholders.
Cost Estimation
  • Analyze project documents and perform detailed quantity takeoffs.
  • Identify self-perform and subcontracted scopes of work.
  • Develop accurate estimates and ROM/conceptual budgets as needed.
  • Conduct bid leveling, prepare bid tabs, and review estimates with leadership.
  • Support project turnover and ensure alignment between estimating and operations teams.
Subcontractor & Vendor Management
  • Build and maintain strong relationships with subcontractors and suppliers.
  • Manage and update the database of approved trade partners.
  • Research and track materials, products, and pricing trends.
Client & Team Collaboration
  • Serve as the primary point of contact during the preconstruction phase.
  • Collaborate closely with business development, operations, and design consultants.
  • Prepare and present estimates and proposals to clients and project teams.
  • Participate in preconstruction and coordination meetings to ensure timely deliverables and constructability input.
Requirements
  • 3–5 years estimating experience in multifamily or commercial construction.
  • 2–3 years as a Project or Preconstruction Manager preferred.
  • Proficiency with On-Screen Takeoff, Autodesk, Bluebeam, and Microsoft Office Suite.
  • Strong Excel skills (formulas, calculations, and reporting).
  • Experience with Microsoft Project; Procore experience a plus.
  • Excellent communication, organization, and collaboration skills
