Job description

Summary

Our client, a highly sought-after multifamily construction company located in Carlsbad, is seeking an experienced Estimator to lead preconstruction efforts for their projects. In this role, you will prepare accurate, competitive cost estimates, conduct value engineering, and support project planning from conceptual design through final construction documents. You will collaborate closely with clients, architects, engineers, and subcontractors, ensuring strong relationships and clear communication throughout the preconstruction process.

Duties & Responsibilities

  • Professionally represent the company and actively support strategic initiatives.

  • Build and maintain positive, long-term relationships with internal stakeholders, clients, architects, engineers, and subcontractors.

  • Execute company policies, procedures, and embrace a lean, efficient work culture.

  • Identify, pursue, and support new business opportunities in multifamily construction, including RFPs, proposals, and client interviews.

  • Take full responsibility for estimating and preconstruction efforts for complex multifamily projects, including conceptual, design, and final construction documents (Design/Build, Guaranteed Maximum Price, and Hard Bid).

  • Conduct cost analysis, value engineering, and life-cycle costing to ensure project feasibility and profitability.

  • Prepare and manage bid packages, scopes of work, and subcontractor solicitation, evaluation, and award.

  • Oversee departmental estimating efforts, ensuring timelines, quality, and accuracy.

  • Mentor and guide junior estimators through the preconstruction process.

  • Interface with clients, architects, engineers, and subcontractors to resolve technical issues during design or pre-bid phases.

  • Participate in subcontract awards with project managers and ensure proper handover to construction teams.

  • Demonstrate exceptional presentation, negotiation, and communication skills during client RFPs and interviews.

  • Perform other duties as assigned in support of preconstruction and estimating initiatives.

  • Adhere to all safety policies and procedures on job sites and office locations.

Qualifications & Requirements

  • Education/Experience:
    • Bachelor’s degree in Construction Management, Engineering, or related field preferred.
    • Minimum 5–7 years of multifamily construction estimating or related experience.
    • Proven track record of success in preconstruction, estimating, and project management in multifamily residential projects.
    • Verifiable work references demonstrating strong accomplishments, leadership, and communication skills.
  • Skills & Competencies:
    • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
    • Experience with estimating software (e.g., Procore, Sage Estimating, or similar).
    • Ability to read and interpret architectural and engineering drawings and specifications.
    • Strong knowledge of multifamily construction methods, materials, and costs.
    • Understanding of budgeting, vendor selection, and proposal development.
    • Strong customer service orientation with excellent organizational, multi-tasking, and planning skills.
    • Exceptional verbal and written communication abilities.
