We are seeking an experienced and results-driven Regional Property Manager to oversee the operational, financial, and physical performance of a portfolio of multi-family residential communities. The Regional Property Manager will provide leadership, guidance, and support to on-site management teams while ensuring each property achieves occupancy, revenue, resident satisfaction, and asset preservation goals.

The ideal candidate is a strategic leader with strong financial acumen, extensive knowledge of multi-family property management, and a passion for developing high-performing teams.

  • Portfolio Management
    • Oversee the day-to-day operations of multiple multi-family communities within an assigned region.
    • Ensure properties consistently meet or exceed occupancy, revenue, and NOI goals.
    • Monitor property performance through regular financial and operational reviews.
    • Conduct routine site inspections to ensure curb appeal, maintenance standards, and compliance with company expectations.
  • Financial Management
    • Develop, review, and manage annual operating budgets.
    • Analyze monthly financial statements, variances, and key performance indicators.
    • Implement strategies to maximize revenue while controlling operating expenses.
    • Monitor delinquency, bad debt, and collections.
  • Leadership & Team Development
    • Recruit, train, mentor, and evaluate Community Managers and regional support staff.
    • Foster a culture of accountability, collaboration, and exceptional customer service.
    • Conduct regular performance evaluations and coaching sessions.
    • Support succession planning and employee development initiatives.
  • Operations
    • Ensure compliance with company policies, fair housing laws, landlord-tenant regulations, and local, state, and federal requirements.
    • Partner with maintenance leadership to ensure preventative maintenance programs are implemented.
    • Oversee capital improvement projects, renovations, and property transitions.
    • Respond to escalated resident concerns and resolve complex issues professionally.
  • Marketing & Leasing
    • Review market trends and competitive analysis.
    • Collaborate with marketing teams to maximize occupancy and resident retention.
    • Monitor resident satisfaction and online reputation management.
  • Reporting
    • Prepare and present regular operational and financial reports to senior leadership.
    • Develop action plans to improve underperforming assets.
    • Maintain accurate records and ensure timely reporting.

Requirements

    • Bachelor's degree in Business, Real Estate, Property Management, or a related field (or equivalent experience).
    • 5–7+ years of progressive multi-family property management experience.
    • Minimum of 3 years managing multiple properties or a regional portfolio.
    • Proven success managing budgets, financial reporting, and NOI performance.
    • Strong understanding of Fair Housing regulations and landlord-tenant laws.
    • Excellent leadership, communication, and organizational skills.
    • Proficiency with property management software (AppFolio, Yardi, RealPage, Entrata, OneSite, or similar).
    • Valid driver's license with the ability to travel regularly throughout the assigned region.
