Job Summary
The Senior Property Manager provides first-class property management services for assigned industrial portfolio. Day-to-day responsibilities include, but are not limited to, overseeing building operations, enhancing tenant relations, and customer service by assuming a leadership role in leading by example. The individual will have the ability to exercise good judgment in a variety of situations, with strong written and verbal communication, administrative, and organizational skills, the ability to maintain a realistic balance among multiple priorities, collaborate well with other team members and demonstrate strong work ethic and fiduciary obligations.
Requirements
Key Responsibilities
  • Perform routine property inspections.
  • Guide, train and mentor managers and other company colleagues.
  • Actively apply company values in day-to-day experiences.
  • Resolve all day-to-day property management issues timely.
  • Ensure all property management tasks are addressed timely including but not limited to executed service contracts (one-time, annual, as needed); tenant and vendor insurance tracking, tenant HVAC tracking, vendor invoice approvals and payments, tenant aging reports, tenant move in and move outs and track tenant CAPS/base years.
  • Manage financial performance of assets including monthly and quarterly reporting, quarterly CAM reconciliations, accruals and any other financial reporting as requested by Asset Management team.
  • Prepare annual operating and capital budgets and CAM reconciliations.
  • Execute company ESG initiatives.
  • Assist with acquisition and disposition due diligence as well as annual insurance and lender inspections.
  • Manage and oversee any insurance claims.
  • Complete annual property tax spreadsheet and ensure timely payment of real property taxes.
  • Maintain professional relationships with tenants and vendors.
  • Ensure compliance with codes, regulations and governmental agency directives.
  • Assist construction management team with any tenant and capital improvements.

Qualifications & Experience
  • Bachelor's Degree preferred, high school diploma required.
  • 8+ years property management experience with relevant experience as a property manager.
  • Detailed oriented, self-motivated, analytical and computer literate, strong organizational skills.
  • Ability to multi-task effectively in a fast-paced work environment.
  • MRI or similar property management software experience.
  • Strong verbal and written communication skills.
  • High level of professionalism and demonstrated ability to maintain confidentiality as required and appropriate.
  • CPM, RPM designation (or in progress).

Work Environment & Travel
  • Hybrid work model based primarily in a professional office environment.
  • Ability to remain in a stationary position (e.g., seated at a desk) for extended periods.
  • Frequent use of computers and digital communication platforms.
  • Regular domestic travel required for property inspections, tenant meetings, and vendor oversight.
