Job Purpose
The Porter is responsible for maintaining the cleanliness, safety, and overall appearance of the community grounds and common areas. This role supports maintenance operations through light maintenance tasks, trash management, and daily property inspections to ensure a clean and welcoming environment for residents, guests, and staff.
Primary Duties & Responsibilities
  • Provide excellent customer service to residents, guests, employees, and vendors.
  • Clean and monitor trash and recycling areas to ensure cleanliness and prevent overflow.
  • Maintain cleanliness of exterior common areas, breezeways, walkways, and amenity spaces.
  • Remove debris, litter, and pet waste from grounds daily.
  • Assist with pressure washing of buildings, sidewalks, and common areas as directed.
  • Perform minor landscaping tasks not covered by vendors.
  • Assist with minor work orders such as drain clearing, door batteries, and garbage disposal resets.
  • Assist with unit punch walks during move-in and move-out periods.
  • Deliver notices, packages, or correspondence to residents when requested.
  • Assist vendors and contractors working on-site.
  • Report safety hazards and maintenance concerns immediately.
  • Maintain inventory awareness and notify supervisor when supplies are low.

Qualifications
  • Strong attention to detail and pride in property appearance.
  • Ability to maintain a neat and organized property and landscape.
  • Ability to follow written and verbal instructions.
  • Ability to read and follow cleaning product instructions.
  • Basic math and measurement skills including measurement conversions, addition, subtraction, multiplication, and division.
