Senior Maintenance Specialist

Full-Time | Extensive Travel Position | Alabama, Mississippi, Tennessee, and Arkansas HVAC Universal Certification Preferred

SPM, LLC is a third-party property management company overseeing more than 18,150 units across 172 properties in 12 states. We keep our communities running with hands-on experts who take pride in getting it right — and we're looking for a Senior Maintenance Specialist who can troubleshoot and lead across a portfolio of properties across Alabama, Mississippi, Tennessee, and Arkansas.

What You'll Do
  • Travel weekly to assigned properties to support on-site maintenance teams — hands-on, practical, safety-first.
  • Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
  • Perform routine upkeep and preventive maintenance to keep everything running smoothly.
  • Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
  • Respond to emergency and after-hours maintenance calls when needed.
  • Champion OSHA safety standards and train staff in hazard-free work practices.
  • Keep sharp records on work orders, inspections, inventory, and maintenance budgets.
  • Collaborate with team members and vendors and always go the extra mile for residents.
What You'll Bring
  • HVAC Universal Certification, plus strong working knowledge of electrical, plumbing, and structural systems.
  • 3+ years of related maintenance experience (or an equivalent combination of education and training).
  • A valid driver's license, reliable transportation, and your own tools.
  • Proven ability to lead, train, and motivate a maintenance team.
  • Ability to regularly lift 50 lbs. (occasionally 100+ lbs.) and work comfortably in the field.
  • Sharp problem-solving skills and the judgment to handle emergencies calmly and safely.
