About Your Role

We’re seeking an entrepreneurial Director of Property Management to lead our growing property management team across Mon Ami’s national portfolio. The Director of Property Management will be based in Chicago and play a pivotal role building and professionalizing our property management organization — ensuring our assets operate efficiently, tenants are retained, and portfolio value is maximized.

Reporting to the SVP of Operations and working closely with the SVP of Asset Management & Development, this leader will take a systematic and analytical approach to evolving our property operations platform—driving performance through disciplined management, process improvement, and data-informed decision-making.

What You’ll Do:
  • Oversee all property management functions—operations, budgeting, maintenance, rent collection, and tenant relations—ensuring smooth day-to-day execution and strong NOI performance.
  • Build, lead, and mentor the property management team (commercial + residential), instilling accountability, efficiency, and service excellence.
  • Drive operating discipline: monitor KPIs, reduce costs, and improve tenant satisfaction scores.
  • Develop annual operating and capital budgets; analyze variances and implement corrective actions.
  • Partner with Acquisitions and Finance teams to ensure seamless onboarding and post-close integration.
  • Report property performance and key metrics to executive leadership; translate data into actionable insights.
  • Negotiate and manage vendor contracts, ensuring quality, pricing efficiency, and compliance.
  • Ensure adherence to lender, investor, and regulatory requirements.
  • Oversee risk management and insurance protocols across the portfolio.
  • Manage ordinary capital projects and opex maintenance projects to ensure on-time, on-budget delivery.
  • Work with the asset management and development team to support capex and tenant build-outs.
  • Identify opportunities to increase asset value through renovations, repositioning, and operational improvements.
  • Recruit, train, and evaluate property management team members.
  • Implement scalable processes and tools that support Mon Ami’s expansion.
What You Bring:
  • 7+ years in real estate operations, ideally across multi-market commercial portfolios.
  • Proven success leading property management teams and improving asset performance.
  • Deep understanding of budgeting, CAM recoveries, KPIs, and performance analytics.
  • Strong leadership presence with ability to align cross-functional teams.
  • Entrepreneurial mindset with hands-on problem-solving ability.
  • Experience with Yardi, MRI, or similar property management systems preferred.
  • Track record of improving NOI, reducing delinquencies, or driving portfolio efficiency.
  • Excellent communication and vendor negotiation skills.
  • Collaborative, ownership-minded, and motivated by building scalable systems.
