    Job Description

    Imagination Homes is hiring a Community Marketing Specialist to as the strategic and operational marketing lead for assigned communities throughout the greater Dallas-Ft. Worth metropolitan area. This role is responsible for developing and executing community-specific marketing plans, leading community-specific launch activities, adjusting marketing tactics through the lifecycle of each new-home community, managing developer relationships, and ensuring disciplined brand and presentation standards.

    The Community Marketing Specialist partners closely with Sales, New Home Advisor (NHA) Teams, Division leadership, and Developer partners to drive traffic, optimize conversion, and support goals through proactive, community-level marketing initiatives.

    Core Responsibilities:

    • Community Strategy and Planning
      • Create and implement targeted community marketing strategies that drive lead generation, increase model home traffic, and support achievement of sales goals
      • Develop and execute community-specific marketing plans, including an initial 6-month launch strategy
      • Own community-level Annual Operating Plan (“AOP”), including budget planning, tracking, and performance alignment
      • Develop and manage a rolling 90-day division marketing plan that integrates community priorities, seasonal campaigns, email marketing, events and other traffic-driving initiatives, adjusting the plan based on performance and changing business needs
      • Analyze demographics, buyer behavior, and competitive landscape
      • Monitor market trends and provide proactive recommendations
      • Conduct comprehensive marketing assessments and identify performance gaps
      • Assess community interest against anticipated performance and adjust tactics accordingly
      • Understand QMI strategy and recommend marketing tactics (virtual staging, incentives, release timing, presence)
      • Support appropriate activation of the advertising playbook
    • Community Lifecycle Planning and Execution
      • Plan and coordinate community launch activities
      • Develop and manage go-to-market execution timeline
      • Coordinate advertising campaign launch
      • Activate online presence (website, MLS, developer site, digital assets)
      • Coordinate creation of visual assets and renderings
      • Ensure alignment between Marketing, NHA Team, Sales, and other stakeholders
      • Report on launch progress and performance
      • Conduct post-launch assessments and present insights and future recommendations
      • Manage conversion of sales office/model at community close
      • Manage re-use of model furnishings and local inventory
    • Brand and Presentation Standards
      • Ensure Model and Sales Office quality and brand consistency
      • Plan and execute model launch logistics (installation, model walks, music players, materials, brand standards)
      • Coordinate with model merchandising team and resolve presentation issues
      • Manage internal signage (model/sales office) creation and installation
      • Coordinate sitemap creation and maintenance
      • Coordinate selection boards and display installations as needed
      • Manage and coordinate Sales Office kiosk content with corporate team, ensuring information remains accurate, current and aligned with brand standards and community priorities
      • Develop community signage strategy (offsite and onsite) aligned with brand guidelines
      • Oversee creation, installation, maintenance, and quality control of external signage
      • Ensure brand consistency while minimizing waste and maintaining quality standards
    • Developer Marketing Compliance
      • Attend Builder Marketing Meetings conducted by Developers
      • Coordinate Imagination Homes responsibilities for Developer-related events
      • Manage Developer-required marketing systems and technologies (registration platforms, kiosks, troubleshooting)
      • Obtain, review, and implement Developer-required marketing assets
      • Obtain and manage Developer media assets across Imagination Homes channels
      • Ensure compliance with Developer marketing guidelines
      • Communicate incentives, inventory updates, and event coordination with Developer
      • Report outcomes of Developer meetings
      • Onboard new team members on Developer community story and vision
    • Vendor and Marketing Operations
      • Oversee vendor quality control; inspect, identify issues, and resolve
      • Coordinate creation and updates of marketing materials
      • Assess and resolve Sales Consultant-originated requests appropriately
      • Understand community goals and monitor sales performance
      • Provide proactive marketing insights and recommendations to support absorption
      • Ensure alignment between Marketing, NHA Team, and Sales
      • Conduct competitive reviews and maintain competitor relationships
    Qualifications
    • At least 5–8 years of professional marketing experience, preferably in real estate, homebuilding, or multi-location environments
    • Strong planning and project management skills
    • Experience in successfully collaborating with cross-functional stakeholders
    • Ability to interpret sales performance data and translate into marketing action
    • Experience working with external partners (Developers, agencies, vendors)
    • Strong interpersonal, organizational and communication skills

    Additional Information

    This position requires driving to new-home communities and other locations throughout the greater Dallas area. Applicants must have reliable transportation and a valid driver's license.

    This position will require some evening and weekend work.
