We are seeking a hands-on Property Services Manager who drives property performance through capital planning, vendor management, and practical, on-the-ground problem solving. This role involves assessing building systems, troubleshooting issues, and delivering projects that keep sites running smoothly and efficiently.
WHAT WILL YOU DO?
  • Generate comprehensive capital plans and budgets for a portfolio of 30-40 properties within an assigned geographic region, considering all identified maintenance requirements.
  • Develop and execute the five-year capital plan, aligning priorities with operational needs and seasonal planning.
  • Attend all review meetings related to property acquisitions, either in person or virtually, as required, to provide insights and updates.
  • Review all BPCA (Building Property Condition Assessment) reports for a clear understanding of scope and costs.
  • Enter building system conditions into the capital planning software (VFA) and generate relevant reports for annual budgeting purposes.
  • Develop scopes of work for use in Requests for Proposal (RFPs).
  • Provide hands-on technical support and troubleshooting for complex, high-cost, or time-sensitive projects, including onsite assessment to validate scope and vendor requirements.
  • Complete all stages of project planning and execution.
  • Complete 6-month and 12-month post-completion reviews and compare results to original capital project projections.
  • Ensure compliance with all relevant building codes, regulations, and safety standards.
  • Oversee the procurement of materials, equipment, and subcontractors, actively managing vendor performance, accountability, and alignment with operational needs.
  • Communicate effectively with clients, stakeholders, and team members to ensure alignment and timely decision-making.
  • Partner effectively with operations leaders (ROMs/RVPs), vendors, and internal stakeholders to ensure alignment, minimize site disruption, and support timely decision-making.

WHAT WILL YOU NEED?
  • Associate degree in engineering or project management, or equivalent field experience in construction and/or maintenance.
  • 5+ years of experience in facilities, construction, or capital project management across multi-site environments (e.g., self-storage, convenience retail, hospitality, or commercial portfolios).
  • Ability to solve challenging issues in dynamic environments, including onsite troubleshooting and translating real-world conditions into clear scopes and plans.
  • Strong computer skills, including Microsoft Office (Excel, Outlook, PowerPoint), and experience with Yardi, FacilIQ or other CMMS platforms, and Smartsheet or Monday.com.
  • Strong verbal and written communication skills.
  • Ability to work under pressure and meet tight deadlines.
  • Must have a current passport and the ability to travel approximately 25-40% to support a regional portfolio.
  • Project Management Professional (PMP) or Certified Facility Manager (CFM) certification preferred.
  • Demonstrated ability to work collaboratively with operations and vendors, with a strong customer-focused, partnership-oriented mindset.
