High-End Residential Construction Site Superintendent


Location: Norfolk, VA

Contract Type: 1099 independent contractor

Project Duration: Approximately 12-15 months


Contractor Staffing Source is seeking an experienced residential construction Site Superintendent for a custom oceanfront home project in Norfolk, VA.


This is a single-project contract opportunity working directly with the homeowner/general contractor and a small project support team handling accounting, contracts, selections, and design. The Site Superintendent will coordinate daily field operations and help keep subcontractors, vendors, inspections, deliveries, quality standards, and near-term schedules aligned.


Responsibilities

  • Coordinate daily field activity for the custom home project
  • Maintain regular on-site presence in Norfolk during active construction
  • Coordinate subcontractors, vendors, inspections, and deliveries
  • Manage near-term three-week rolling schedules and communicate updates to the project team
  • Review work for alignment with plans, specifications, quality expectations, and safety requirements
  • Maintain jobsite organization, cleanliness, and professional standards
  • Communicate with the homeowner/general contractor, architect, designer, subcontractors, and off-site team members
  • Identify field issues early and recommend practical solutions
  • Use basic project tools, including email, Zoom, Google Drive, and construction management software as needed



Qualifications

  • Experience coordinating residential construction field operations
  • Ability to read and navigate detailed blueprints and construction documents
  • Experience managing subcontractor scheduling and coordination
  • Strong understanding of residential construction terminology and homebuilding processes
  • Experience with high-end residential finishes such as tile, trim, cabinetry, millwork, or similar work
  • Experience on projects at or above $500 per square foot, excluding land, preferred
  • Familiarity with CoConstruct, Buildertrend, or similar construction management software preferred
  • Comfortable using email, Zoom, Google Drive, and basic project technology
  • Strong communication, organization, and problem-solving skills
  • Professional and respectful approach with trade partners, designers, architects, and clients
  • Ability to work independently and escalate questions or issues when needed



Compensation

  • 1099 independent contractor role
  • $100,000-$130,000 per year, prorated based on actual project duration and experience
  • Project length is expected to be approximately 12-15 months
  • Completion bonus may be available based on agreed project milestones, schedule performance, and quality standards
  • No employee benefits are provided for this contract role
