About Us

Advanced Asset Management (AAM Living) delivers smart, data-driven property and asset management solutions across Texas. We specialize in maximizing occupancy, optimizing operations, improving turnover speed, and creating high-quality resident experiences. Our portfolio spans multifamily, affordable housing, build-to-rent, and community-centric living environments where operational excellence drives financial performance.

We are modern, tech-enabled, people-centric, and driven by efficiency, transparency, and continuous improvement.

Role Overview

We are seeking an experienced Asset Manager to oversee the financial and operational performance of assigned multifamily assets and portfolios. This role partners with ownership, executive leadership, property operations, accounting, leasing, maintenance, and other teams to maximize net operating income, improve asset performance, manage budgets and capital plans, identify risks and opportunities, and execute strategies that increase property value. The Asset Manager will analyze property performance, develop business plans, monitor key performance indicators, provide ownership reporting, and drive accountability across operational teams.

Key Responsibilities

  • Oversee financial and operational performance of assigned multifamily assets.
  • Develop and execute asset business plans to improve NOI, occupancy, revenue, and overall asset value.
  • Review budgets, forecasts, financial statements, rent rolls, and variance reports to identify performance trends and opportunities.
  • Monitor key asset performance metrics, including revenue, expenses, occupancy, collections, turnover, and NOI.
  • Partner with Operations and Accounting teams to address performance gaps, control expenses, and implement corrective action plans.
  • Evaluate leasing, pricing, renewal, and revenue strategies to support occupancy and revenue growth.
  • Oversee capital improvement plans, major repairs, renovations, and other value-add initiatives.
  • Conduct regular property reviews to assess asset condition, operational risks, and capital needs.
  • Analyze market conditions, competitive properties, rental rates, and market trends to identify opportunities and risks.
  • Prepare monthly and quarterly asset performance reports and present recommendations, forecasts, and action plans to ownership and executive leadership.
  • Support acquisitions, dispositions, due diligence, refinancing, property transitions, and other strategic initiatives as needed.
  • Maintain strong relationships with ownership and internal teams while driving accountability for asset performance and strategic objectives.

Required Qualifications

  • 3+ years of experience in multifamily property management, asset management, portfolio management, real estate finance, or a related field.
  • Strong understanding of multifamily operations, property financials, budgeting, forecasting, and performance management.
  • Experience analyzing income statements, budgets, rent rolls, occupancy, collections, expenses, and NOI.
  • Strong Excel and financial analysis skills, including formulas, PivotTables, dashboards, and data analysis.
  • Experience with property management or financial systems such as Yardi, Entrata, RealPage, AppFolio, or similar platforms.
  • Strong understanding of multifamily leasing, revenue management, maintenance, capital expenditures, and property operations.
  • Excellent analytical, financial, communication, presentation, and problem-solving skills.
  • Ability to manage multiple properties, projects, deadlines, and stakeholders.
  • Experience working with property owners, investors, executives, or senior leadership preferred.
  • Experience with acquisitions, dispositions, refinancing, due diligence, or valuation analysis is a plus.
  • Bachelor's degree in Real Estate, Finance, Accounting, Business Administration, or a related field preferred.
  • MBA, MSRE, or relevant real estate certification is a plus.

Benefits

  • Health insurance.
  • Paid time off.
  • Collaborative, innovative, and performance-driven work environment.
  • Opportunity to work directly with executive leadership and ownership on multifamily asset performance.
