Bancroft Construction is looking for a full-time MEP Resource - Electrical Concentration

This position will ensure that, throughout the project life cycle, the Electrical (and/or MEPC) systems are planned, installed, energized, commissioned, and turned over in accordance with the plans, specifications, contract documents, and applicable codes and standards.

Responsibilities:

Preconstruction:

  1. Review the design documents (drawings and specifications) and document in written format for review by the owner/design professionals for:
    1. Coordination between disciplines.
    2. A/E errors and omissions.
    3. Code compliance.
    4. Compliance with the owner’s program and/or basis of design (if known).
  2. Survey existing Electrical (and/or MEPC) conditions (in the field) for comparison to the design documents. In written format acceptable to the PM, advise of any identified risks associated with different conditions or errors and omissions.
  3. Assist in the authoring of Electrical (and/or MEPC) scopes of work for bid Packages (lump sum, design assist, GMP).
  4. Assist in determining the schedule durations of major Electrical (and/or MEPC) work for incorporation into the overall project schedule.
  5. Assist the estimating group or project team in the budgeting of special systems or difficult Electrical (and/or MEPC) construction sequencing.
  6. Attend Electrical (and/or MEPC) bid meetings as requested to assist in the presentation and explanation of the scope of work to the bidders and to provide support relative to technical-related questions at the bid meeting and during the bid cycle.
  7. Attend Electrical (and/or MEPC) de-scope (bid clarification) meetings as requested to assist in the verification process so that the bidder understands the scope of work as required in the bidding documents.
  8. Keep up-to-date knowledge of electrical equipment lead times. Have relationships with major distributors and manufacturers.

Construction:

  1. Lead or contribute genuinely to the mechanical, electrical, plumbing, controls (MEPC), and life safety systems drawing coordination process to ensure that the various MEPC and life safety systems can be installed above the ceiling and provide the required accessibility to equipment and components requiring preventive maintenance.
  2. Inspect the work in place and ongoing work for compliance with the design documents, codes & standards.
  3. As requested by the Bancroft SPM, PM, or APM, review specific Electrical (and/or MEPC) submittals for compliance with the contract documents before forwarding them to the design professionals for formal review and approval.
  4. Periodically (no later than biweekly), review the trade partners’ as-built drawings to ensure the work is up to date and compliant with the design documents.
  5. Before installation or during Electrical (and/or MEPC) drawing coordination activities, review MEPC equipment orientation with the Owner's Maintenance Representatives to accommodate the Owner’s preference regarding preventive maintenance access.
  6. Review major Electrical (and/or MEPC) shutdowns and assist in the authoring of shutdown plans and/or requests as requested by the project team.
  7. Assist in the authoring of Electrical (and/or MEPC) scopes of work relative to large or complicated change order work.
  8. Provide “order of magnitude” Electrical (and/or MEPC) estimates in the development of PCO cost estimates and review contractor quotes against the scope of work.
  9. Witness and/or verify various testing of systems, including pressure testing, chemical cleaning, flushing, inhibitor installation, sterilization, point-to-point, functional testing, megger, continuity, motor rotation, etc.
  10. Assist in planning and start-up of systems to ensure specified procedures are followed and avoid damage to the systems.
  11. As Bancroft’s agent, attend training sessions conducted by trade partners for the benefit of owner representatives, to ensure system operation in accordance with the design documents.
  12. As directed, create quality or non-compliance punch lists in Procore for Electrical (and/or MEPC) systems, and manage list completion with trade partners.
  13. Assist the APM in collecting and reviewing turnover documents to ensure compliance with the contract.
  14. Assist the owner with reviewing, developing, and writing Preventive Maintenance Procedures.
  15. Perform Electrical and HVAC system investigations, troubleshooting, operational adjustments, modifications, and upgrades to enhance system performance.
  16. Assist the owner in reviewing operating budgets and forecasting capital needs for major equipment system upgrades and replacements.
  17. Build trusted relationships with Bancroft team members, trade partners, design partners, and clients. Be accountable and hold others accountable.
  18. Ability and confidence to recognize and make necessary decisions around electrical safety issues.
  19. Coordinate with project teams to clarify the level of effort and involvement for all electrical scopes of work.

Qualifications / Attributes:

  • Proven track record as an Electrical (MEPC) Coordinator/Project Manager/Foreman/Superintendent/Engineer on projects with large MEPC scopes
  • Strong understanding of building codes and mechanical, electrical, fire alarm, and plumbing codes as they relate to project construction.
  • Experienced in effectively working with MEPC subcontracts and trade partners.
  • Demonstrated knowledge and experience with multiple BAS controls manufacturers.
  • Have experience in various types of HVAC equipment and systems, including but not limited to: 4 pipe systems, air, and water-cooled chillers, VAVs, VRF systems, hydronic systems, rotating equipment, and custom air handling equipment.
  • Demonstrated ability to read drawings, interpret specifications, coordinate MEPC work, and understand the interrelationship with the construction of other disciplines.
  • Demonstrate knowledge and prove experience with BAS controls.
  • Experience in successfully analyzing problems and exercising good judgment in developing and implementing solutions.
  • Successful leadership, decision-making, sound judgment, and delegation skills.
  • Comprehensive understanding of trades, scopes, timelines, and scheduling/sequencing of work.
  • Strong interpersonal, verbal, and written communication skills are required.
  • Outstanding time management, organization, prioritization, attention to detail, and multi-tasking skills required.
  • Commissioning experience is a plus.
  • Strong ability to work within a team. Welcomes feedback and contributes to a positive team experience for all internal and external team members.
  • Honors commitments, treats all people with respect, and maintains a high level of ethical values in all work.
  • Well-versed in oral and written communication. Provides clear direction.

Education/Experience:

  • Minimum 15 years of commercial construction/MEPC Coordination and operation with a significant emphasis on Electrical systems.
  • Bachelor’s degree in engineering, construction management, or equivalent combination of eight years of education and experience in a related field required.
