New Home Star's Star Marketing team is seeking a Paid Media Specialist to help build and scale a best-in-class paid media function for home builders. This role goes beyond launching and optimizing ads-you'll develop end-to-end campaigns across paid search, paid social, retargeting, emerging advertising platforms, landing pages, creative testing, and conversion strategy.

What You'll Do

Campaign Strategy and Management: 

  • Manage paid media campaigns across Google Ads, Microsoft Ads, Meta, YouTube, and other relevant platforms.
  • Own campaign setup, targeting, budgeting, bidding, optimization, testing, and performance reporting.
  • Manage multiple builder accounts with different markets, communities, budgets, and business objectives.
  • Develop campaign strategies that connect advertising, creative, landing pages, offers, and audience targeting.
  • Ensure campaigns are structured to generate qualified leads, appointments, and measurable revenue-not only traffic or impressions.

Campaign Innovation

  • Proactively bring forward new campaign concepts, targeting strategies, offers, and channel opportunities.
  • Develop and maintain a paid media testing roadmap across client accounts.
  • Identify emerging platforms and technologies that may create opportunities for home builders.
  • Research, recommend, and pilot channels such as geofencing, retargeting platforms, listing platforms, AI advertising, and other emerging media opportunities.
  • Turn successful tests into repeatable strategies, presentations, and standard operating procedures.
  • Balance experimentation with the budget, conversion volume, and performance requirements of each account.

Landing Pages and Conversion Strategy

  • Evaluate the complete customer journey from advertisement to landing page to lead conversion.
  • Develop landing-page concepts aligned with specific campaigns, audiences, communities, and offers.
  • Provide recommendations for messaging, page structure, imagery, forms, calls to action, and conversion paths.
  • Partner with design, content, web, and RevOps teams to launch landing pages efficiently.
  • Create and manage structured A/B tests that improve conversion rates and lead quality.

Creative Strategy

  • Develop creative briefs for paid search, paid social, display, video, and retargeting campaigns.
  • Regularly introduce new ad concepts, messaging angles, offers, imagery, and formats.
  • Review active creative performance and identify opportunities for improvement.
  • Collaborate with designers and content specialists while maintaining ownership of the campaign strategy.
  • Ensure creative is tailored to the audience, platform, market, and stage of the buyer journey.

Analytics and Performance

  • Monitor campaign performance and make data-informed optimization decisions.
  • Analyze cost per lead, cost per qualified lead, conversion rate, appointment volume, lead quality, and revenue contribution.
  • Build clear performance reports that explain what happened, why it happened, and what should happen next.
  • Verify conversion tracking and attribution across advertising platforms, websites, landing pages, and CRM systems.
  • Communicate risks, opportunities, tests, and recommendations before they require leadership intervention.

What Success Looks Like

  • New campaign ideas are consistently introduced without waiting for leadership to initiate them.
  • Campaigns are launched, tested, and improved at a faster pace.
  • Paid media strategy extends beyond basic campaign setup and optimization.
  • Landing pages, creative, targeting, and media strategy operate as one connected campaign.
  • Client accounts achieve measurable improvements in qualified lead generation and conversion.
  • Successful tests are turned into repeatable offerings that can be deployed across additional builders.
  • The paid media team operates proactively and does not depend on weekly direction from senior leadership.

What We're Looking For

  • Availability: Must be able to work traditional business hours operating in Central Time. 
  • Experience: 3+ years of hands-on paid media experience.
  • Demonstrated experience managing Google Ads and Meta advertising campaigns.
  • Strong understanding of paid search, paid social, retargeting, conversion optimization, and audience strategy.
  • Experience managing campaigns focused on lead generation and measurable business outcomes.
  • Ability to develop a campaign from strategy and creative concept through launch and optimization.
  • Skills: Strong analytical skills and the ability to translate performance data into clear recommendations.
  • Experience with GA4, Google Tag Manager, conversion tracking, and CRM attribution.
  • Strong written and verbal communication skills.
  • Ability to manage multiple accounts, deadlines, and priorities in a fast-moving agency environment.
  • Comfortable challenging an idea while also recommending a constructive alternative.
  • Tech-Savvy: Proficient in MS Office Suite, Google platformand AI-driven tools is a plus.
  • Education: Bachelor's degree or higher preferred.

Preferred Qualifications

  • Experience working with home builders, real estate, multifamily housing, or other high-consideration purchases.
  • Experience with HubSpot or another CRM and marketing automation platform.
  • Experience developing or optimizing campaign landing pages.
  • Familiarity with Microsoft Ads, YouTube, Performance Max, Demand Gen, geofencing, direct-mail audience platforms, and emerging advertising channels.
  • Experience documenting campaign processes and creating repeatable playbooks.
  • Agency experience managing multiple client accounts.
