About the Role

We are seeking an on-site Construction Project Manager to lead the planning, execution, and delivery of projects ranging from $750,000 to $10 million. This role sits at the intersection of precision construction management and elevated hospitality design โ€” and demands someone who thrives in both worlds.

You will be present on site every day, working directly alongside a Field Superintendent who owns field execution. While the Superintendent leads boots-on-the-ground trade coordination, you own the budget, schedule, subcontractor contracts, and design coordination. Together, you are the leadership team that takes each project from contract execution through a clean closeout.

Reporting directly to the President, you serve as the primary link between the Presidentโ€™s development vision and field reality. You will also act as General Contractor on select projects. Our builds are defined by strong artistic design intent โ€” you must be as comfortable discussing millwork and FF&E as you are reviewing MEP submittals or managing a concrete pour.


Key Responsibilities:

Project Planning & Execution

  • Interpret architectural and design drawings to develop detailed scopes of work across all trades โ€” structural, MEP, millwork, and FF&E
  • Lead the buyout process: solicit bids, level scopes, and award subcontracts in coordination with the President
  • Establish the project budget baseline, cost tracking structure, and master schedule
  • Confirm drawings and specifications are construction-ready before issuing to the field; identify gaps or conflicts early
  • Lead project kick-off meetings, establish site protocols, and align all stakeholders on expectations from day one

General Contracting & Field Leadership

  • Serve as General Contractor on designated projects โ€” taking full ownership of subcontractor coordination, site safety, and on-time delivery
  • Work on-site daily alongside the Field Superintendent; hold the field team accountable to quality and schedule
  • Conduct regular site inspections to verify work meets design intent, specifications, and quality standards
  • Resolve trade conflicts quickly and decisively to minimize downtime and rework
  • Lead weekly project meetings with the Superintendent and key subcontractors

Budget & Cost Management

  • Own project budgets from inception to closeout โ€” tracking expenditures, forecasting costs, and reporting financial status to the President
  • Review and approve all subcontractor pay applications against work in place, in coordination with the Superintendent
  • Price, negotiate, and execute all change orders with subcontractors โ€” documented and approved before work is performed
  • Build and maintain advanced Excel-based budget models, cost projections, and dashboards that provide real-time financial visibility
  • Forecast cost at completion continuously; flag budget risks early with proposed mitigation

Schedule & Document Management

  • Own and maintain the master project schedule; identify and proactively manage the critical path
  • Review the Superintendentโ€™s 3-week look-ahead weekly to ensure alignment with the master schedule
  • Manage the RFI and submittal log: track, submit to the design team, and distribute responses to the field promptly
  • Maintain the current drawing and specification set โ€” ensure the Superintendent always has the latest issued-for-construction documents
  • Communicate schedule impacts to the President promptly, with a recovery plan attached

Subcontractor & Vendor Management

  • Serve as the contractual point of contact for all subcontractors
  • Solicit, evaluate, and award bids to qualified subcontractors; negotiate contracts, scopes, and pricing to protect project margins
  • Enforce cost controls and hold subcontractors accountable to schedule milestones and quality standards
  • Address subcontractor claims, disputes, or performance issues; escalate significant failures to the President with a recommended course of action
  • Manage FF&E and millwork procurement, coordinating lead times to eliminate delivery-driven schedule risk

Hospitality, Operators & Safety

  • Partner with hospitality operating teams to develop kitchen layouts that support operational goals while meeting code and design requirements
  • Review all operator requests documented by the Superintendent; provide clear, prompt guidance on scope, cost, and design intent
  • Escalate operator requests that would materially affect scope, cost, or design intent to the President for a decision
  • Develop and enforce site safety plans tailored to active or adjacent hospitality environments โ€” addressing noise, dust, odor, and site access
  • Brief all subcontractors on hospitality-specific safety requirements and permissible working hours relative to service periods

Risk, Compliance & Closeout

  • Manage permitting and ensure compliance with all applicable building codes throughout each project phase
  • Maintain a clear issues log: open items, responsible parties, and target resolution dates
  • Deliver regular written project status reports to the President covering schedule, budget, risk, and key pending decisions
  • Manage the formal closeout checklist: collect warranties, O&M manuals, as-builts, lien releases, and all required permits
  • Conduct a lessons-learned debrief with the Superintendent after each project closeout


What Success Looks Like

  • The President has full visibility into project status, budget, and risk at all times
  • The Superintendent has clear direction, approved documents, and prompt answers โ€” never stalled waiting on the PM
  • Change orders are documented, priced, and executed before the work is performed
  • Operators receive clear, timely responses to their requests, with no ambiguity about scope or cost implications
  • Each project closes cleanly with complete documentation and a smooth operator handover


Qualifications

Education & Certifications

  • Bachelorโ€™s degree in Construction Management, Engineering, Business, or a related field โ€” or equivalent field experience
  • OSHA 30 preferred; PMP a plus

Experience

  • 3+ years of construction project management with a track record of delivering projects in the $750Kโ€“$10M range on time and on budget
  • Experience serving as General Contractor or Ownerโ€™s Representative on ground-up builds or major renovations
  • Background managing complex, multi-trade projects with significant design and aesthetic requirements

Skills

  • Proficient in reading and interpreting architectural, structural, and MEP drawings and specifications
  • Hands-on experience across all major trade scopes: structural, MEP, millwork, tile, flooring, and FF&E
  • Proficiency in Procore, Wrike, or MS Project โ€” including scheduling, task tracking, and team collaboration
  • Advanced Microsoft Excel skills: budget tracking, cost projection models, pivot tables, and reporting dashboards
  • Strong negotiation, financial analysis, and stakeholder communication skills

Preferred Attributes

  • Prior experience in restaurant, hotel, or hospitality construction with an appreciation for high-design environments
  • Familiarity with commercial kitchen design, health department requirements, and back-of-house operational planning
  • Exposure to projects featuring custom millwork, decorative finishes, or art installations
