Job description

Position Summary
The Building Maintenance Supervisor II is responsible for conducting facilities management for all RMV service centers in the Western Region. The person will also serve as the liaison between the landlords and MassDOT as well as procure and manage numerous contract and vendor services including janitorial, HVAC, electrical, locksmith, plumbing, furniture, pest control, moving, and trades in order to support the RMV facilities.
Duties and Responsibilities
  • Creating requisitions, obtaining quotes/estimates, and verifying vendor invoices.
  • Supervising RMV service center renovations and relocations including all vendors and their work.
  • Conducting day to day oversight of all janitorial, electrical, plumbing, HVAC, locksmith, pest control and various facilities related contracts.
  • Handling and problem-solving issues with outside facilities contractors and establishing priorities to ensure maintenance and repairs needs are met.
  • Work with Service Center Managers and property management companies on resolving facility related issues and problems.
  • Perform light duty maintenance, repairs, and installs to support the RMV Service Centers.
  • Respond to all normal and emergency facilities related matters at the RMV Service Centers (i.e., HVAC, pest control, plumbing, electrical, equipment, locksmith, structure repairs, etc.) and evaluate for required facilities repair or maintenance.
  • Responsible for all RMV related work orders and provide reporting on results of facility activities.
  • Work to include assigning, completing, and management of electronic work orders.
  • Assists with the design, installation, and maintenance of RMV facility-related signage statewide.
  • Make inspection tours to ensure that RMV facilities/buildings and appurtenances are properly secured, and that standards of safety, sanitation, and cleanliness are properly maintained.
  • Deliver, remove, and replace office furniture and equipment as needed.
  • Perform personnel moves and re-arrangement of offices as needed.
  • Transporting and operating heavy and specialty equipment (scissor lifts, bobcats, etc.) at various facilities.
  • Essential position related to property services functions and weather-related operations.
  • Travel throughout the region and state, as required, to different facilities.
  • Perform daily inspection at each location using the Building Engines/Prism Inspection Report at least once a week.
  • Painting, light carpentry, building maintenance (interior and exterior of MassDOT-owned properties), outside trash cleanup, landscape upkeep including mowing and trimming, snow and ice removal and treatment.
  • Review specifications and estimates of costs of repairs, remodeling, or alterations to be completed by contract and determine conformance of work to contractual obligations.
  • Other duties required as necessary.

This position requires travel throughout the region and statewide as required. Applicants must at least possess a current, and valid, Massachusetts Class D Motor Vehicle Operator's License or equivalent license from the State in which you reside. The individual selected for the position must be able to travel daily and to multiple locations in a given day, stay overnight if needed, and have reliable transportation to job sites. This job also requires the employee to be on-call rotation and may require overtime. On-call hours consist of Monday - Friday 7:00am - 6:00pm; and Saturday 8:00am - 4:00pm.
Preferred Qualifications
  • Experience with Microsoft suite and case management software such as Building Engines, Prism, and the Uhoo Dashboard.
  • Proactive and attention to details.
  • Possession of a valid Class D Driver's License.
  • Knowledge and basic use of hand tools and power tools.
  • Possession of a valid Hoisting Engineer's License Class 1C and 2A.
  • Ability to multi-task and troubleshoot.
  • Ability to self-manage daily schedule and tasks.
  • Ability to understand the basic on how building mechanical systems function.

The schedule for this position is Monday through Friday from 8:00am - 4:15pm.
