Job description

Maintenance Supervisor

The Maintenance Supervisor plays a critical leadership role in maintaining the operational excellence, appearance, safety, and functionality of our residential community. This hands-on position oversees maintenance operations, supervises maintenance staff and vendors, and ensures residents receive prompt, high-quality service.

Reporting directly to the Property Manager, the Maintenance Supervisor helps drive property performance by ensuring the physical asset is maintained to the highest standards.


What You’ll DoLeadership & Team Management
  • Lead, mentor, train, and supervise maintenance team members
  • Assist in recruiting and hiring maintenance staff
  • Schedule maintenance personnel and prioritize daily work orders
  • Coordinate and oversee vendors and contractors to ensure timely, professional, and cost-effective work
  • Partner closely with the Property Manager to support operational goals and capital improvement projects
Property Operations
  • Oversee apartment turns, refurbishments, inspections, and move-in readiness
  • Maintain the overall curb appeal and physical condition of the property
  • Ensure all resident service requests are completed promptly and professionally
  • Conduct regular property walks with the Property Manager
  • Maintain accurate records for preventive maintenance, inventories, inspections, and MSDA logs
Technical Maintenance
  • Diagnose and perform HVAC, plumbing, electrical, carpentry, appliance, and general maintenance repairs
  • Inspect and coordinate maintenance for major building systems including boilers, fire alarms, generators, and heating systems
  • Complete painting, concrete, masonry, roofing, fencing, and light custodial tasks as needed
  • Assist with snow removal and emergency response coverage
Safety & Compliance
  • Promote and maintain a safe work environment
  • Ensure compliance with OSHA standards and company safety protocols
  • Participate in rotating on-call emergency coverage, including evenings, weekends, and holidays

Required Experience & Certifications
  • 5+ years of maintenance experience required
  • Previous experience as a Maintenance Supervisor or Maintenance Manager preferred
  • High school diploma or equivalent required
  • OSHA certification required
  • EPA certification for refrigerant handling required
  • HVAC Universal certification is a plus
Physical Requirements
  • Ability to stand, walk, bend, stretch, and perform physical tasks throughout the workday
  • Frequent use of maintenance tools and equipment
  • Ability to lift and move heavy objects, including items weighing up to 100 pounds
