Position Summary

City Ventures, LLC is seeking a motivated Land Acquisition Intern to support the Land Acquisition team in identifying, researching, and evaluating potential residential development opportunities. This internship offers hands-on exposure to land acquisition, market research, land use analysis, conceptual planning, proforma underwriting, transaction support, and due diligence.

The intern will gain practical experience in how acquisition opportunities are sourced, evaluated, underwritten, and advanced through the early stages of the development process, while also learning how acquisition teams collaborate with brokers, property owners, city staff, consultants, and internal development partners.

Learning Opportunities and Responsibilities

The Land Acquisition Intern may assist with the following:

  • Conduct property, market, zoning, land use, and housing-related research to identify and evaluate potential acquisition opportunities
  • Support site identification, mapping, lead generation, preliminary feasibility analysis, and due diligence efforts
  • Assist with conceptual land planning, proforma underwriting, and acquisition analysis by gathering and organizing relevant property, financial, market, and development information
  • Monitor publicly owned assets, Requests for Proposals, zoning amendments, housing element updates, and other public sources that may generate acquisition leads
  • Prepare research summaries, maps, site summaries, presentation materials, and tracking documents for internal review
  • Participate in project discussions, meetings, and occasional site visits to better understand the land acquisition and development process
Required Experience
    • Degree in business, urban planning, real estate, finance, economics, construction management, public policy, or a related field preferred or in progress
    • Interest in residential real estate development, land acquisition, homebuilding, urban planning, or California housing markets
    • Strong analytical, research, organizational, and communication skills
    • Proficiency with Microsoft Excel and comfort organizing property, market, and financial information
    • Ability to synthesize information, manage deadlines, multi-task, and present findings clearly
    • Professionalism, curiosity, resourcefulness, discretion, and ability to work collaboratively in a fast-paced environment
Schedule, Location, and Classification

This is a non-exempt, temporary internship position based in City Ventures’ Irvine office. The internship schedule and duration will be determined based on business needs and candidate availability. Some offsite meetings or site visits may be included.
