Realty Income is looking for a Senior Lease Analyst to join our in-house team. In this role, the Senior Lease Analyst will be responsible for abstracting, interpreting, and communicating complex commercial lease language from both standard and non-standard lease agreements for commercial real estate properties under acquisition consideration throughout the United States. The Senior Lease Analyst will be responsible for entering the abstracted lease data into a proprietary custom Salesforce application for import into Yardi and assisting the Associate Director, Lease Analysis, with quality control and approval of lease abstractions.

What you will be working on:

Lease Abstraction

  • Abstract accurate information from complex leases and related legal documents. Data will include:
    • Critical dates (rent commencement, expiration, option periods, notice dates, etc.);
    • Revenue information (rental, taxes, insurance, common area maintenance, management, administrative fees, etc.);
    • Lease parties (landlord, tenant, guarantor, ground lessor, pilot lessor, etc.);
    • Landlord obligations (maintenance, capital expenditures, tenant improvements, etc.), and
    • Risk related non-financial clauses (assignment/sublease, ROFO, environmental, etc.).
  • Accurately input determinations into a customized database for import into Yardi for audit approval and ultimate consumption by other departments.
  • Coordinate and communicate critical information with the U.S. Legal Acquisitions department to ensure timely completion of abstraction to meet closing deadlines.
  • Work with various departments to ensure relevant data is available for reporting and action upon transaction close.
  • Provide guidance to other department team members regarding abstracted information, as necessary.

Backup Support to Associate Director, Lease Analysis

  • Assist the Associate Director, Lease Analysis with ensuring data integrity and accuracy of Lease Abstracts through detailed quality assurance reviews completed by team members s) and third-party lease abstraction vendor;
  • Support the development, testing, validation, and implementation of Lease Analysis forms and enhancements in the Salesforce database.
  • Provide review, guidance, and approval of Post-ETL/Lease Analysis updates to ensure data accuracy, process compliance and system integrity.

What you need to be successful:

  • We expect at least three years of commercial lease abstraction/analysis experience OR at least five years of related experience in commercial real estate administration or paralegal field; having worked in either the Landlord or Tenant sector is a plus.
  • A Bachelor's Degree or equivalent from a four-year college or university is preferred, or at least four years equivalent related experience.
  • Paralegal certificate a plus.

For candidates in San Diego, this position is based in our San Diego (Del Mar Heights) headquarters.Monday through Thursday are in-office for collaboration, with the opportunity to work remotely on Friday. For candidates outside of San Diego this will be a remote position.

The hourly pay range for this role is $32.11 - $37.49 - $45.22.

Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
