OverviewPosition Overview

Leon's Furniture Limited is seeking an experienced and highly motivated Senior Manager, Construction, Facilities & Property Operations to oversee construction projects, facilities operations, and selected commercial real estate assets across Canada.

Based at our Corporate Home Office located at 45 Gordon MacKay Road in Toronto, this position is responsible for leading construction, facilities, and property operations activities across a diverse real estate portfolio that includes Leon's Furniture retail stores, distribution facilities, corporate facilities, across Canada.

The successful candidate will provide leadership in construction project delivery, facilities management, capital planning, property operations, tenant relations, and asset preservation initiatives.

This position requires a hands-on leader with extensive experience in commercial construction, facilities management, budgeting, vendor management, property operations, and real estate asset stewardship. Extensive travel throughout Canada is required based on business needs.

Responsibilities IncludeConstruction & Project Management
  • Preparing and submitting construction project budget estimates.
  • Planning and preparing construction schedules, identifying project milestones, and monitoring progress.
  • Preparing contracts and negotiating revisions.
  • Directing the purchase of building materials and supplies.
  • Managing contractors, consultants, architects, and engineers.
  • Preparing and analyzing project reports.
  • Conducting quality assurance and quality control reviews.
  • Managing new store developments, renovations, facility upgrades, and capital projects across Canada.
  • Ensuring compliance with applicable building codes, permits, regulations, and safety requirements.
Facilities Management
  • Overseeing facilities maintenance and repair programs for Leon's Furniture stores, distribution facilities, the Corporate Home Office, and other real estate holdings across Canada.
  • Establishing annual operating, maintenance, and capital expenditure budgets.
  • Developing preventative maintenance programs for building systems and infrastructure.
  • Managing repairs and replacement programs for roofs, parking lots, HVAC systems, life safety systems, and building envelopes.
  • Managing service providers, consultants, contractors, and vendors supporting Leon's facilities nationwide.
  • Supporting day-to-day operational requirements at the Corporate Home Office.
Property Operations & Asset Management
  • Providing operational oversight for Leon's-owned commercial properties across Canada
  • Serving as the primary operational contact for office and retail tenants.
  • Administering commercial leases and monitoring tenant compliance.
  • Coordinating tenant fit-ups, leasehold improvements, move-ins, move-outs, and service requests.
  • Working with Finance regarding rental invoicing, collections, operating cost recoveries, reconciliations, and reporting.
  • Preparing and managing annual operating budgets and capital expenditure plans.
  • Conducting regular property inspections and condition assessments.
  • Managing common area maintenance, landscaping, snow removal, janitorial services, security services, and parking facilities.
  • Supporting real estate acquisitions, redevelopment initiatives, due diligence activities, and strategic asset management projects.
Skills and Knowledge
  • Strong organizational, analytical, and planning skills.
  • Ability to travel extensively throughout Canada.
  • Extensive construction project management experience.
  • Experience with facilities management and asset management programs.
  • Experience managing mixed-use commercial real estate portfolios consisting of retail, office, corporate, and income-producing properties.
  • Strong understanding of commercial lease administration and tenant relations.
  • Experience developing and managing operating and capital budgets.
  • Strong contract negotiation and vendor management skills.
  • Excellent interpersonal, leadership, and communication skills.
  • Highly proficient in Microsoft Office Suite.
Preferred Qualifications
  • Certified Engineering Technologist or Technician designation.
  • 10 plus years' experience.
  • Commercial property management experience involving office, retail, or mixed-use properties.
  • CPM, RPA, FMA, BOMI, or related certification considered an asset.
  • Project Management certification considered an asset.
