NATURE and SCOPE OF WORK

The Community Manager is responsible for directing all operations and creating a sense of community for residents. The Community Manager is responsible for reporting budgetary and operational concerns as well as follow-through on owner's objectives for the physical asset.

This is a live-on-site position, and the successful candidate must reside at the property. The role requires a highly organized individual who enjoys building community relationships while maintaining strong operational and administrative oversight.

DUTIES and RESPONSIBILITIES
  • Maintains a standard for all rental activity both in occupied and vacant units.
  • Coordinate with the US Regional Director to assist in long range planning for the property,
  • Assess and maintain risk management functions on the property, by maintaining a current and accurate assessment of the property's operations
  • Coordinate with the US Regional Director to accurately report occupancy management, production and management of appropriate revenue growth, timely rent collection, policy and procedure compliance and the property's financial performance, as established in the annual operating budget
  • Directs preparation of financial statements, including budgets, and reports on status of property such as occupancy rates and dates of expiration of leases and is responsible for monitoring all site administration functions with timely and accurate production of all reporting documentation, including variance reporting.
  • Manage leasing activity including property tours, application processing, and lease execution.
  • Maintain positive relationships with residents and address concerns or service requests in a timely manner.
  • Coordinate resident communications, notices, and community engagement initiatives.
  • Assist with lease renewals and retention strategies.
  • Track occupancy levels, lease expirations, and resident records.
  • Manage rent collection, payment tracking, and related reporting.
  • Maintain accurate property records and administrative documentation.
  • Assist with operational reporting including occupancy, financial performance, and leasing activity.
  • Coordinate external vendors and contractors for maintenance, repairs, and property services.
  • Schedule and oversee vendor work to ensure quality and timely completion.
  • Monitor vendor performance and maintain service relationships.
  • Identify maintenance or repair needs and coordinate appropriate service providers.

Property Maintenance Awareness

  • While this role does not include full maintenance responsibilities, basic troubleshooting skills are considered an asset.
  • Identify minor repair needs and communicate service requests effectively to vendors.
  • Assist with basic preventative maintenance awareness and property upkeep.
REQUIRED KNOWLEDGE, ABILITIES and SKILLS
  • 1–3 years experience in property management as a Community Manager or leasing agent for a multifamily urban property of at least 90 units
  • Strong administrative and organizational skills.
  • Excellent communication and customer service abilities.
  • Ability to manage multiple priorities and work independently.
  • Comfortable using property management software and Microsoft Office (Word, Excel, Outlook).
  • Must be willing and able to live on site.
  • Working knowledge of eviction law, Fair Housing mandates, and other legal issues affecting property management and ARM, CPM or CAM designations are preferred
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
  • Computer proficient in Windows, MS Office, Word, Excel, Outlook, Onesite, RealPage or Entrata and the Internet
  • Excellent communication skills
  • Detailed Oriented and able to spot discrepancies with a goal for accuracy.
  • Excellent multi-talking skills with self-motivation and self-direction even under high Experience coordinating contractors or vendors.
  • Familiarity with property management systems such as Entrata, RealPage, AppFolio, or similar platforms would be an asset.
  • Must have a valid driver's license and vehicle to get between the sites.

Work Schedule

This is a full-time, salaried position. Work hours are Monday to Friday 9 am to 6 pm may include evenings or weekends as needed to support leasing activity and resident needs

Physical Requirements:

  • Candidate needs to be able to stand, walk, and or sit for extended periods of time and bend, stop, reach, lift, carry objects
  • Must be able to work inside and outside in all weather conditions
  • Travel may be required
  • Must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays
