Job description

Cosmo Cabinets is hiring a Construction Contract Administrator to review and negotiate subcontracts with general contractors before we sign them. This is a contract negotiation and risk role, not a document control role. You will read every GC subcontract that comes through our door, find the clauses that put us at unacceptable risk as a subcontractor, and negotiate them out before signature.

We manufacture kitchen and bath cabinets in Eatonton, Georgia. 350,000 square feet under roof. 1,500 cabinets a day. KCMA, NGBS, and BABA certified. Family-owned, American-made.
We sell, supply, and install cabinets and countertops in multi-family apartment projects across the Southeast. Every project starts with a subcontract written by a general contractor, for the general contractor. The terms in those construction contracts decide whether a good project stays profitable or turns into eighteen months of back-charges and delay claims. We are hiring one person to own that.
What You Will Do
  • Review GC subcontracts, master subcontract agreements, purchase orders, and change orders for terms that unfairly shift risk onto us as a subcontractor
  • Redline contracts, issue exception letters, and negotiate directly with general contractors' contract administrators and project executives until we reach terms we can sign
  • Flag deal-breakers to leadership early with a clear recommendation: sign, negotiate, or walk away
  • Build and maintain our subcontract clause playbook - standard positions, fallback positions, and hard limits - so the same negotiations don't repeat on every project
  • Track insurance requirements, additional insured endorsements, bonds, and certificate compliance against what each construction contract actually demands
  • Manage lien waivers, preliminary notices, and notice deadlines across active multi-family projects
  • Pull the governing contract language when a dispute, back-charge, or delay claim surfaces mid-job, and support the project team through it
  • Coordinate with outside counsel on the contracts that genuinely require a lawyer, and handle the rest without one

What You Need
  • 5+ years reviewing and negotiating construction contracts, on the subcontractor side or the general contractor side
  • A legal background: JD, paralegal certificate, or equivalent hands-on construction contract experience with real depth
  • Working knowledge of State lien law and payment bond law; multi-state exposure is a plus
  • Judgment to tell the difference between a clause that is uncomfortable and a clause that is dangerous
  • Clear, precise writing - your redlines and exception letters go out under our name
Preferred
  • Multi-family or residential construction experience
  • Familiarity with cabinet, millwork, casework, or finishes trades
  • Contract lifecycle management software experience
  • Georgia bar admission (not required)
