Summary

The Maintenance Laborer can identify and diagnose problems quickly and perform the necessary steps to correct the problem.   This person has diverse and strong maintenance skills, great customer service, and strong verbal communication skills. 


Pay Range - $21-22 / per hour


Hours Per Week - 24

Essential Functions

  • Conduct routine general maintenance procedures at property(ies).
  • Diagnose & perform minor and routine maintenance/repair in a timely and professional manner.
  • Responsible for maintaining equipment in good working order. 
  • Conduct routine inspections of all CDD-maintained areas including parks, trails, common grounds, and community amenities, reporting any concerns to supervisors.
  • Perform general maintenance and repairs such as painting, carpentry, drywall, minor plumbing, basic electrical, HVAC support, and flooring—within limits not requiring a permit.
  • Support daily trash pickup across all CDD areas including green spaces, trails, parks, and outdoor amenities to ensure a clean and welcoming environment.
  • Blow debris from sidewalks, parks, and common areas, maintaining a tidy appearance throughout the community.
  • Maintain a clean and safe environment in all outdoor playgrounds by clearing dirt and debris and conducting monthly preventive maintenance checks with logs kept for all playground equipment.
  • Assists with other assigned projects. 
  • Non-essential duties include other job-related duties as assigned. 

Basic skill sets for general upkeep of property(ies), including, but not limited to: 

    • Painting
    • Basic Plumbing
    • Pressure washing
    • Basic electrical knowledge, for light, ballast, and plug change outs
    • Basic irrigation system knowledge
    • Light wood working
    • Drywall repairs

 Education Required - High School Diploma or GED.

 Experience Required - Maintenance – 2 years

 Work Environment 

  • Must be able to perform repetitive body mechanics, including but not limited to, climbing a ladder, standing, stretching, twisting, bending, crouching, and kneeling. 
  • Prolonged standing, 
  • Variable combination of outdoor and indoor environments while performing maintenance duties. 
  • Possess a valid driver’s license and reliable transportation.
  • Possess personal vehicle insurance with a minimum of $100,000/$300,000 liability coverage.
