Position Summary

The Maintenance Engineer - Level 3 is an experienced engineering professional responsible for independently diagnosing, repairing, and maintaining the hotel's building systems, equipment, guest rooms, public areas, and grounds.

This role handles advanced maintenance assignments, supports preventive maintenance programs, responds to urgent service needs, and may provide technical guidance to less-experienced team members. The ideal candidate has broad working knowledge of HVAC, plumbing, electrical, mechanical, and carpentry systems and consistently delivers safe, timely, and guest-focused solutions.

Job Duties and Responsibilities
  • Independently diagnose and resolve complex maintenance issues involving HVAC, plumbing, electrical, mechanical, and building systems

  • Perform advanced repairs and preventive maintenance throughout guest rooms, public areas, back-of-house spaces, and property grounds

  • Inspect, maintain, troubleshoot, and repair HVAC equipment and related controls

  • Troubleshoot and repair plumbing fixtures, piping, drains, pumps, and water systems within the scope of the position

  • Diagnose and complete appropriate electrical repairs, including fixtures, lighting, outlets, switches, and related components

  • Perform general carpentry, painting, drywall, hardware, and finish repairs

  • Conduct scheduled preventive maintenance to reduce equipment failures, service interruptions, and guest inconvenience

  • Complete daily property and equipment rounds, documenting deficiencies and promptly addressing or reporting identified concerns

  • Respond to guest and departmental maintenance requests with urgency, professionalism, and minimal disruption

  • Prioritize and complete work orders accurately and within established service standards

  • Identify recurring equipment problems and recommend practical, cost-effective corrective actions

  • Assist with maintaining an appropriate inventory of tools, replacement parts, filters, lamps, and other maintenance supplies

  • Support vendor and contractor activity by providing property access, technical information, and follow-up inspections as directed

  • Read and interpret equipment manuals, schematics, safety information, and maintenance documentation

  • Follow all company safety procedures, lockout/tagout requirements, chemical-handling practices, and applicable codes

  • Maintain clean, safe, and organized mechanical rooms, workshops, and storage areas

  • Provide technical guidance and on-the-job support to less-experienced maintenance associates when requested

  • Assist engineering leadership with projects, inspections, emergency response, and coverage needs

  • Participate in the property's emergency response and on-call rotation as required

  • Perform other duties as assigned

Education and Experience
  • Minimum of three years of hotel, commercial building, multifamily, or facilities maintenance experience required; hospitality experience strongly preferred

  • Demonstrated experience independently troubleshooting and repairing HVAC, plumbing, electrical, mechanical, and general building systems

  • Trade school, technical certification, apprenticeship, or college coursework in a mechanical, electrical, HVAC, or related technical discipline preferred

  • Experience performing preventive maintenance and documenting completed work

  • Experience supporting or mentoring less-experienced maintenance personnel preferred

  • Applicable trade licenses or certifications are preferred where required or relevant

Knowledge, Skills, and Abilities
  • Advanced working knowledge of HVAC, plumbing, electrical, mechanical, and general carpentry systems

  • Strong diagnostic, troubleshooting, and problem-solving abilities

  • Ability to work independently, exercise sound judgment, and determine when an issue requires escalation or a licensed contractor

  • Knowledge of safe work practices and the proper use of hand tools, power tools, ladders, and testing equipment

  • Ability to read equipment manuals, technical instructions, and basic schematics

  • Ability to organize and prioritize multiple work orders in a fast-paced hotel environment

  • Strong attention to detail and commitment to completing repairs correctly

  • Basic math, measurement, and recordkeeping skills

  • Effective verbal and written communication skills

  • Ability to communicate professionally with guests, team members, leaders, vendors, and contractors

  • Ability to exceed the expectations of guests and team members

  • Excellent time-management and follow-through skills

  • Ability to maintain a calm, service-focused approach during urgent or emergency situations

  • Ability to work a flexible schedule that may include evenings, weekends, holidays, and on-call assignments
