Job description

The Maintenance Technician will be responsible for performing a variety of maintenance tasks necessary to maintain and enhance the value and functionality of the property in a timely and professional manner. 

In addition, this position will be responsible for maintaining the highest level of safety and efficiency while ensuring the property is consistently running up to the highest quality standard. The Maintenance Technician will share routine on-call coverage for after-hours maintenance, as required.

*This role is intended to support multiple locations. The successful candidate may be assigned responsibilities across various properties, communities, or operational sites as determined by business needs.

Essential Duties & Responsibilities: 

  • Ensure all service requests and repairs are completed thoroughly and in a timely manner.
  • Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels.
  • Maintain excellent customer service standards.
  • Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area.
  • Maintain preventative maintenance schedule.
  • Communicate effectively with residents, team members, vendors and supervisors.
  • Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program.
  • Assist the Maintenance Supervisor with maintaining a hazard communications program
  • Inspect grounds, buildings, and other property features as required to minimize liability concerns.
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures.
  • Work with Maintenance Supervisor to ensure that physical condition of the property is maintained according to company operating and safety standards.
  • Work with maintenance team to ensure excellent curb appeal at all times.
  • Assist residents with the move-in/move-out process as needed.
  • Assist with the scheduling and performance of all maintenance/repair-related turn events.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Address complaints and resolve issues in a timely and professional fashion.
  • Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model.
  • Perform other maintenance/repair work as directed by Property Manager and Maintenance Supervisor.
  • Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas. 
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs if applicable. 
  • Participate in on-call rotation for emergency service. 
  • Perform additional tasks and responsibilities as required.

Qualifications, Skills & Abilities:

  • High school diploma or equivalent required. Trade Program Certification highly preferred.
  • Mechanical knowledge of machines and tools, building and construction, and knowledge of occupational Health & Safety requirements. 
  • Must live within 49 km of the assigned property.
  • Must have reliable transportation due to the emergency on-call requirement.
  • Ability to work individually or in a team environment.
  • Excellent communication skills with a can-do attitude. 
  • Ability to be self-driven and manage time effectively. 
  • Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents.
  • Appropriate safety equipment and apparel must be worn including proper footwear. 
  • Must be able to diagnose problems with and assist with repair of the following:
    • Major appliances
    • HVAC with proper certification 
    • Basic-Intermediate plumbing
    • Basic-Intermediate electrical (when no license required)
    • Sheetrock
    • General carpentry
    • Pool care (if applicable)
    • Roofs and gutters
    • Painting
    • General irrigation maintenance and repairs
    • Landscaping
    • Ice/snow removal
    • Golf carts and small engine maintenance

Requirements: A Police Criminal Record Check will be required as part of the pre-employment process.

Working Environment: 

Physical Effort: Constantly moving, walking, stopping, pushing, pulling, lifting, and crouching. Must be able to lift and/or move up to 23 kg to over 113 kg with assistance. 

Physical Environment: Working outdoors in all conditions (Extreme Heat and Cold, Snow, Rain, Ice etc.). 

Sensory Attention: Exposed to noise and vibration when working with equipment. 

Mental Stress: Time sensitive responsibilities, requiring prioritization and time management.

Time Requirement: 

  • Full time, 35-44 hours per week, Monday - Friday + weekend rotation 
  • Weekend availability is required.
  • Regular on-call coverage will be required with this position. The on-call schedule will be made in advance alongside the Property Manager, and will be distributed to team members with ample notice.
