Location: Ames I & II One Springfield Street Chicopee, Massachusetts 01013

Full Time | 40 Hours per Week  

Pay Rate: $25 - $28 DOE Per Hour


Job Description:  

HK Management is seeking a reliable and skilled Maintenance Technician to support Ames I & II, a unique 134-unit affordable housing community with 13 commercial spaces located in Chicopee, MA. This historic mill property listed on the National Register of Historic Places has been thoughtfully converted into a vibrant mixed-use residential community serving a diverse resident population.

The ideal candidate will have hands-on maintenance experience, strong troubleshooting skills, and an appreciation for maintaining both the functionality and historic integrity of the property. Experience working in affordable housing and sensitivity to elderly and disabled residents is highly valued. This position reports to the Maintenance Director and/or Property Manager.


Position responsibilities include, but are not limited to:

· Perform routine maintenance and repairs across residential units, commercial spaces, and common areas, including plumbing, electrical, HVAC, and carpentry 

· Complete work orders efficiently while providing high-quality customer service to residents and commercial tenants 

· Support upkeep of a historic property, ensuring repairs maintain the integrity and appearance of the building 

· Conduct preventative maintenance and routine inspections of building systems, common areas, and grounds 

· Assist with apartment turnovers, including repairs, painting, and preparation for new occupancy 

· Maintain accurate records of work orders, inspections, and completed tasks 

· Respond to maintenance emergencies and participate in an on-call rotation as required 

· Ensure compliance with HUD Housing Quality Standards (HQS), safety protocols, and company policies 

· Assist with regulatory inspections, audits, and preparation for compliance reviews 

· Maintain tools, equipment, and maintenance spaces in a clean and organized manner 

· Support groundskeeping, snow removal, and general property upkeep as needed 

· Communicate professionally with residents, vendors, and team members 

Requirements:

Qualifications

· 2+ years of maintenance experience, preferably in residential or affordable housing 

· Working knowledge of plumbing, electrical, HVAC, and general building systems 

· Experience working in older or historic buildings preferred 

· Ability to troubleshoot issues and complete repairs independently 

· Strong customer service skills and ability to interact with a diverse resident population 

· Ability to lift up to 50 lbs and perform physical tasks as required 

· Valid driver’s license preferred
