Equal Access is partnering with a mission-driven affordable housing organization that manages a large portfolio of mixed-use residential and commercial properties throughout Manhattan and Queens. The organization focuses on providing safe, high-quality, and affordable housing while delivering strong resident services and maintaining regulatory compliance. Position Summary

The Handyman, Level 3 performs advanced general building maintenance across mixed-use residential and commercial properties in the Lower East Side. This role supports the overall safety, functionality, and appearance of the buildings and reports directly to the Facilities Manager. This position requires strong hands-on trade experience, independent problem-solving skills, professionalism with residents, and the physical ability to perform routine repair and preventative maintenance work.

Responsibilities are but not limited to:
  • Perform general repairs across maintenance disciplines as assigned

  • Conduct preventative maintenance for plumbing, electrical, and heating systems

  • Complete minor repairs including carpentry, painting, surface touch-ups, tiling, and flooring

  • Identify and report deficiencies in residential units and building systems

  • Change locks, re-key units, and make key copies as directed

  • Supervise third-party contractors and utility companies as needed

  • Document completed work orders accurately and thoroughly

  • Report accidents or illegal activities promptly to management

  • Maintain professional and respectful relationships with tenants

  • Support additional tasks assigned by Facilities Management or Property Coordinatior

Requirements:
  • Minimum 5 years of experience in building maintenance, caretaking, mechanical, electrical, or general repair work

  • Strong attention to detail

  • Positive attitude and strong verbal/written communication skills

  • Ability to work flexible shifts, including evenings and weekends

  • Bilingual English/Chinese preferred

  • Building maintenance certifications (e.g., Sprinkler Certificate of Fitness) preferred

Other Requirements:
  • Ability to walk between floors and buildings, including outdoor exposure to varying weather conditions

  • Ability to stand, bend, squat, and lift up to 50 pounds regularly

  • Ability to move furniture and carry equipment as needed

  • Commitment to teamwork, collaboration, and customer service

  • Understanding of institutional and structural inequities and their impact on underserved communities

  • Maintain professionalism, accountability, and a respectful approach at all times
