Job description

We are seeking a highly skilled Loan Partner 3 (LP3) to join a top-producing mortgage team. The LP3 is a seasoned Loan Processor responsible for managing loans from lock through funding, ensuring timely, accurate, and high-quality underwriting submissions and closings. This role works closely with the Loan Officer (LO), Loan Partner 2 (LP2), Branch Operations Manager (BOM), underwriters, borrowers, and third-party partners to proactively manage files, minimize underwriting conditions, and deliver an exceptional borrower experience. The ideal candidate has deep knowledge of guidelines, exceptional attention to detail, strong communication skills, and the ability to manage a high-volume pipeline while maintaining accuracy and accountability. Compensation: $50,000+ base salary with potential per-file bonus, based on performance and team structure Responsibilities: 3+ Core Duties & Key Measurements Pre-Underwrite: • Review all incoming loans within 1 business day of receipt • Review 5 loans daily (or per LO/BOM direction) • Submit all loans to underwriting within 3 business days • Average 3 underwriting submissions per day • 95%+ of initial Conditional Loan Approvals (CLAs) have 10 or fewer conditions Post-Underwrite: • Maintain a two-touch maximum to Clear-to-Close (CTC) • Ensure 95%+ of loans close on time Post-Fund: • Respond to all post-funding issues on the same business day Essential Duties of This Position Pre-Underwrite • Verify loan file completeness using the pre-underwrite checklist • Request and analyze documentation related to cash, credit, and capacity (income) • Return incomplete files to LP2 or LO with clear documentation requests (cc’ing BOM/BM as needed) • Initiate all required third-party services • Submit clean, high-quality files for underwriting without over-analyzing Post-Underwrite • Review Conditional Loan Approvals (CLAs) for clarity and accuracy • Confirm outstanding conditions are not already received before requesting items • Translate underwriting conditions into borrower-friendly language • Thoughtfully submit conditions to underwriting • Proactively coach LP2 on improved submission practices • Send Clear-to-Close requests to the full loan team • Review Initial Closing Disclosures (ICD) and Closing Disclosures (CD) for accuracy against the Loan Estimate (LE) Post-Fund • Monitor closed loans for funding authorization • Clear post-funding conditions as required • Support borrowers and team members with post-closing questions Additional Responsibilities • Collaborate with BOM to improve LP2 submission checklists and workflows • Attend weekly team and pipeline meetings • Log all critical communication in the Loan Origination System (LOS) • Build strong relationships with underwriting, closing, funding, post-closing, and QC teams • Deliver high-quality borrower and third-party communication that exceeds traditional processing expectations Qualifications: • High school diploma or equivalent • Minimum 3 years of mortgage processing or underwriting experience • Strong knowledge of investor guidelines • Proficient in DU/DO and Loan Prospector (LP) • Experience with major Loan Origination Systems (ARIVE, LendingPad, etc.) • Proficient in Microsoft Office (Word, Excel, Outlook, PowerPoint, OneNote) • Excellent verbal and written communication skills • Strong time-management skills and the ability to work under pressure • Detail-oriented with a high level of accountability • Team-oriented with the ability to collaborate across departments • Completion of all required regulatory and compliance training Compensation: $50,000+ base salary plus bonus potential
