Job Opportunity: On-Site HOA Caretaker(s) DUO/CO-CARETAKERS PREFERRED
Location: Fraser, CO - Winter Park Meadows Lodge (WPML)
Employment Type: Part-Time / On-Site (Estimated 75 hours per month)
Compensation: 2-Bedroom On-Site Housing ($2,000/mo. value) + Performance Bonuses

ABOUT THE ROLE

Winter Park Meadows Lodge HOA, in partnership with Resort Management Group (RMG), is seeking dedicated, professional, and reliable On-Site Caretaker(s). Established in the early 1960s as the first condominium association in the Valley, our 62-unit mountain community requires diligent daily upkeep to maintain its charm, safety, and cleanliness.

This is a unique, flexible, part-time position ideal for those who love the mountain lifestyle and want to trade property maintenance and security oversight for a premium, rent-free living arrangement.

COMPENSATION & HOUSING PACKAGE

Rent-Free Housing: Full compensation is provided solely in the form of a license to occupy the on-site Caretaker(s) Unit (C9/C10)a desirable 2-bedroom, double-sized unit (valued at $2,000.00/month).

Quarterly Bonus: Eligible for up to $1,000 per quarter ($4,000 annually) based on performance metrics for duties such as prompt snow removal, property upkeep, task logging, and consistent rule enforcement.

Outside Employment Permitted: Caretakers are fully expected and encouraged to maintain outside full-time careers or independent contractor work, provided obligations to the property are met. Sharing the role as a couple makes balancing your regular employment effortless.

KEY RESPONSIBILITIES

As the eyes and ears of the property, you will report directly to RMG and the HOA Board of Directors, ensuring daily compliance, security, and cleanliness:

Property Security & Surveillance: Conduct daily morning and evening walkthroughs of both buildings. Monitor and download security camera footage, address noise complaints, check lighting, and maintain basement security.

Snow & Ice Management: Complete snow removal on walkways to the parking areas by 7:00 AM following any snowfall exceeding 1 inch and apply ice melt to keep entrances safe.

Common Area Cleaning: Clean and maintain the lobbies, laundry rooms, bike storage, and outdoor areas. Pick up trash, cigarette butts, and pet waste daily.

Grounds & Seasonal Maintenance: Perform seasonal lawn mowing, weeding, and leaf raking. Manage seasonal tasks such as toggling heat tape, putting out speed bumps/picnic tables, and marking the parking lot with snow flags.

Rule Enforcement: Fairly and consistently enforce HOA regulations regarding tenant violations, unauthorized parking, smoking restrictions, and strict pet policies.

Administrative & Reporting: Maintain and submit accurate daily/weekly task logs to RMG documenting hours worked, inspections, and compliance violations.

POSITION REQUIREMENTS & PREFERENCES

Experience: Prior experience in residential property maintenance, security, or Caretaker(s) duties is highly preferred.

Schedule & Hours: Must reside in the provided unit full-time and be available on the property 3 out of 4 weekends per month, committing to 75 hours per month on average. Attendance at the Annual Owners Meeting is required.

Team Structure: Preference given to couples or co-Caretakers who can divide and conquer tasks around standard work schedules.

Tech & Tools: Must maintain active local internet service and a reliable phone with voicemail capabilities at your own expense.

Utilities & Insurance: Responsible for setting up and paying the electric utility bill for the Caretaker(s) unit, as well as maintaining renter's insurance.

Pet Policy: Pets are not permitted (exceptions for Service/ESA animals require an HOA-approved Reasonable Accommodation Request).
