Job description

Title: Acquisitions Manager
Department: Capital Markets
Reports to: Director of Capital Markets
Location: Chicago, IL (Hybrid)
Salary: $110,000-$125,000 + Bonus Structure
Job Summary
The Acquisitions Manager will help lead the sourcing, underwriting, and structuring of investments for Evergreen's Attainable Housing investment strategy. This strategy focuses on acquiring, preserving, and managing affordable and attainable housing for working households while delivering strong risk-adjusted returns for investors. Target investments will be characterized by the following:
  • Naturally Occurring Affordable Housing ("NOAH") assets (older properties that are typically market-rate but priced below new Class A product making them affordable for residents making between 60% and 120% AMI).
  • Rent restricted/subsidized housing assets with a "regulatory" value-add opportunity.
  • Market rate assets where rents can be restricted to preserve affordability in exchange for economic benefit.

The position requires the candidate be a self-starter with a strong drive to generate proprietary deal flow, strong real estate investment expertise, financial modeling skills, and a basic understanding of housing affordability dynamics, public-private partnerships, and impact-oriented investing.
Key Responsibilities
Investment Sourcing & Origination
  • Exhibit a strong "hunter" mentality with a willingness to pursue opportunities through persistent outreach and follow-up.
  • Drive new deal flow through proactive prospecting, cold outreach, and direct owner engagement.
  • Relentlessly pursue new acquisition opportunities in competitive markets
  • Build relationships with owners, operators, municipalities, and housing agencies.
  • Maintain a pipeline of attainable housing opportunities aligned with investment strategy.

Financial Analysis & Underwriting
  • Lead underwriting of potential investments including financial modeling, market analysis, and risk assessment.
  • Evaluate deal structures including equity, preferred equity, and joint venture structures.
  • Prepare investment memoranda and present opportunities to the Evergreen ISG.

Fund & Portfolio Management
  • Work with asset management team to monitor and manage portfolio investments including performance tracking, reporting, and asset strategy.
  • Work with asset management team to optimize financial and social outcomes.
  • Track key impact metrics such as affordability levels, tenant income bands, and rent-to-income ratios.

Capital & Investor Relations
  • Support capital raising by helping to prepare investment materials for individual deals, investor presentations, and performance reports.
  • Respond to investor due diligence requests.
  • Participate in investor meetings and fundraising efforts as needed.

Partnerships & Policy Engagement
  • In alignment with Evergreen's Vice President of Public Partnerships, coordinate with public agencies, housing authorities, and nonprofit partners.
  • Evaluate subsidy programs, tax incentives, and financing structures including tax-exempt bonds, housing trust funds, and Opportunity Zones.

Market Research & Strategy
  • Analyze housing affordability trends, supply constraints, and demographic drivers across Evergreen's footprint and identified target investment markets for attainable housing strategy.
  • Help identify innovative financing solutions to scale attainable housing investment platform.

Education & Experience
  • Bachelor's degree in real estate, Finance, Economics, Urban Planning, or relevant field.
  • 5+ years of experience in real estate investments, private equity, development, or finance.
  • Experience with market rate housing or affordable housing financing structure is a plus
