Job description

CLASSIFICATION: Full-time, Non-Exempt, Benefits Eligible, Live-in Position

COMPENSATION: Starting at $14.00 Per Hour, plus a 2-bedroom on-site apartment with utilities included as part of the compensation package.

POSITION SUMMARY: The Alpine Chalet On-Site Leasing Manager oversees the day-to-day operation of a BYU-Idaho Approved Housing community, with a focus on leasing performance, budget management, rent collection,, and resident satisfaction. This is a live-in position reporting to the Area Leasing Manager, and requires full compliance with BYU-Idaho Approved Housing standards and Idaho fair housing law.

KEY DUTIES & RESPONSIBILITIES:

  • Oversee all leasing activities, including lease generation and processing move-ins, move-outs, and transfers
  • Monitor the Entrata dashboard and Tenant Information System (TIS) daily, verifying student eligibility and maintaining accurate resident records
  • Collect rent, manage delinquency, and oversee security deposits and contract administration
  • Ensure the community follows the BYU-Idaho Approved Housing Guidebook, Uniform Physical Condition Standards, and all applicable fair housing and Idaho housing laws
  • Conduct regular property inspections and walks, and prepare the community for annual inspections with the Housing & Student Living Office
  • Address resident and guarantor concerns, service animal and pet requests, and follow up on resident work orders
  • Submit weekly and monthly reports to the Portfolio Manager, including budget performance and KPI updates
  • Plan and execute resident activities and community events, and oversee marketing efforts and online review responses
  • Attend BYU-Idaho Housing & Student Living Manager Forums and complete required training.

EXPERIENCE & QUALIFICATIONS:

  • 5+ years of property management experience
  • Bachelor's degree preferred, or equivalent experience in student housing or multifamily property management
  • Experience managing to budgeted P&L expectations
  • Proficiency with Google Apps, Microsoft Office, and property management software (Entrata preferred)
  • Must live on-site in the provided apartment and maintain a presence respected by students as an advocate for Student Living principles
  • Adherence to "Manager Code of Conduct" including the university dress and grooming standards.
