What is a live in superintendent?

Live-in superintendents are professionals who reside on the premises of a residential or commercial building and are responsible for the day-to-day maintenance, repairs, and overall management of the property. They handle tasks such as responding to tenant requests, performing minor repairs, overseeing building systems, and ensuring the property is clean and safe. Because they live on-site, they are often available to address emergencies and urgent issues promptly. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

What are the key skills and qualifications needed to thrive as a live in superintendent?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What are some of the most common challenges faced by a live in superintendent, and how can they be managed effectively?

Live In Superintendents often encounter challenges such as responding to after-hours emergencies, balancing maintenance requests from multiple tenants, and managing time between administrative tasks and hands-on repairs. Job description

Purpose of the Role
The Superintendent is Barranco's leadership presence in the field - the person who turns a plan on paper into clean, code-compliant, on-time work at the store. Across convenience-store and quick-service-restaurant sites nationwide, the Superintendent owns what happens on the ground: directing crews and subcontractors, safeguarding quality and safety, and keeping the customer's operation running while our work gets done.
This role lives the Barranco standard of unrivaled reliability. When a Superintendent is on-site, the Project Manager, the client, and the crew all trust that the job will be run with ownership, clarity, and care - and that every detail is handled the way Barranco promised it would be.
Key Responsibilities
Field Leadership & Execution
  • Run the job - direct daily on-site operations across installation, remodel, and equipment-reset scopes, keeping work aligned to scope, schedule, and the approved plan.
  • Lead the people - supervise and coordinate in-house crews and subcontractors, setting clear expectations and holding the standard for workmanship and pace.
  • Own the details - read and interpret drawings, specifications, and equipment cut sheets, resolving field conditions before they become delays.

Quality, Safety & Compliance
  • Protect the site - enforce jobsite safety standards and a clean, organized work area at all times - no exceptions, no shortcuts.
  • Guard the quality - verify that all work meets code, manufacturer specifications, and Barranco quality standards before it is called complete.
  • Close it out right - conduct punch walks, document deficiencies, and drive them to closure so the client receives a finished, turnkey result.

Coordination & Communication
  • Be the face on-site - serve as Barranco's on-site point of contact for store managers, client representatives, and inspectors - representing the company with professionalism and respect.
  • Keep PMs informed - provide the Project Manager with timely daily reports, photos, progress updates, and early warning on anything that could affect schedule, budget, or the customer.
  • Stay ahead of the work - confirm materials, equipment, and crews are staged and ready so field labor is never waiting on logistics.

Project Stewardship
  • Mind the numbers - track field labor, material usage, and change conditions accurately, protecting both the schedule and project margin.
  • Think two steps ahead - anticipate sequencing needs and adjust crews and tasks to keep work moving through completion.

Requirements
Candidate Profile
  • 5-10 years of construction supervision experience, ideally in retail, c-store, QSR, restaurant, or food-and-beverage equipment environments.
  • Hands-on knowledge of remodels, equipment installation, and the trades involved - enough to lead crews credibly and spot problems early.
  • Able to read construction drawings, specifications, and equipment documentation with confidence.
  • Strong leadership presence: sets a standard, earns respect, and keeps a crew focused and accountable.
  • Calm and resourceful under pressure - solves field problems without losing the schedule or the relationship.
  • Comfortable with extensive travel and multi-week deployments away from home.
  • Working knowledge of jobsite safety requirements (OSHA 30 preferred); familiarity with field software such as Procore or mHelpDesk is a plus.
  • Service-oriented and humble - willing to do whatever the job honestly requires, because no job is beneath us.

What Success Looks Like
  • Projects delivered on time, on scope, and to Barranco quality standards - with a clean final punch.
  • Zero recordable safety incidents and consistently organized, professional jobsites.
  • Clients and store teams report minimal disruption to their operations during our work.
  • Project Managers receive accurate, proactive field reporting they can rely on.
  • Field crews and subcontractors are well-led, productive, and clear on expectations.

Cultural Alignment
At Barranco, excellence in the field begins with ownership and clarity. The Superintendent embodies both - leading by example, treating every crew member and client with respect, and taking personal pride in work done right. This is the role where our promise of reliability is either kept or broken, and we hire people who keep it every single time.
We serve others. We work hard. We respect people. And we mop floors - because no job is beneath us. The right Superintendent already lives this way.
