Description:

The Live-In Superintendent is responsible for the daily operation, maintenance, and overall condition of a residential property. This role ensures the building is safe, clean, compliant, and operating efficiently while providing excellent service to residents. The Superintendent is required to reside on-site and be available for emergency response.


*This is a live in Super position including a Super Unit Apartment*

*This is a Union Position*

Requirements:

Building Operations & Maintenance

  • Perform routine inspections of building systems including HVAC, plumbing, electrical, and common areas
  • Conduct general repairs (e.g., light plumbing, minor electrical, painting, carpentry)
  • Coordinate and oversee preventative maintenance schedules
  • Monitor building systems and report any major issues requiring outside vendors

Repairs & Work Orders

  • Respond promptly to resident maintenance requests
  • Diagnose issues and complete repairs within scope of role
  • Escalate complex repairs to management and coordinate with approved vendors

Vendor & Contractor Management

  • Supervise outside contractors and ensure quality of work
  • Coordinate access for scheduled maintenance and inspections
  • Ensure all vendors comply with building policies and safety standards

Cleaning & Groundskeeping

  • Maintain cleanliness of common areas (lobbies, hallways, stairwells, basement, exterior areas)
  • Oversee trash collection and proper disposal in compliance with NYC sanitation guidelines
  • Maintain sidewalks and entryways, including snow and ice removal

Safety & Compliance

  • Ensure compliance with NYC building codes, HPD requirements, and local regulations
